This guest house is only 20 minutes by bus (No. 26) from Edinburgh city centre. I think all rooms must overlook the beach, which is less than 15 seconds away along with the Firth of Forth if you fancy a paddle. It was a windy weekend, but the room was warm and comfortable. Anne and Phil were welcoming and charged a very reasonable rate, including a (vegetarian friendly) breakfast with a varied menu. All in, highly recommended

We spent a very pleasant 5 nights here. Our room had wonderful views over the estury. Even though the room was small there was everything we could want in there. The breakfast was very good, all tastes catered for. The owners were very welcoming, friendly & accommodating. It is in a very good position within easy walking distance of local bus services & eating places. We thoroughly enjoyed our stay & would do so again.
We would highly recommend the Royal Yaght Brittania & 'do' the tea there.

Anne and Phil and their pup made this a wonderful first stop on our Scotland tour in May of 2010. We did take a little while finding a place to park but we just weren't used to the area. All good. :) The guest house is charming and wonderful, the view of the ocean from our room amazing, and the full Scottish breakfast the next morning with accompanying 'paperwork' a real treat. We can't wait to return. A big thank you to the two of you for showing us what Scotland is about.

Room Tip: Open the window and look at the ocean :)

Booked this guest house for myself and 4 friends to watch Scotland v England Game. Can not imagine what the hosts must have been thinking when we arrived at the door with 2 Englishmen in England shirts and Kilts 1 Englishman in England shirt and tartan trews and another one dressed as a Knight but they took pity and let us in which I am glad they did as the welcome and hospitality we recieved was first class as were the rooms and very tasty breakfast. Lovely people lovely guest house well worth the visit. Many thanks

I wish I could have stayed longer in this house. Ann & Phil are nice and provide a warm welcome. I really felt at home!. My room overlooked the beach, clean and comfortable.
Not to forget this house is perfectly located.
I'm thinking about another stay in 2012...
