I had booked this accommodation as it had good reviews on Trip Advisor. The house was awesome , our room was big nice furniture and sober, clean. I really liked the landlord as he was very lovely and helping. I would everyone recommend to stay there.

I stayed at the Priestville Guest House on a rather last minute break having cancelled my initial reservation at other accommodation in Edinburgh.

Firstly, the service before we arrived at the hotel was fantastic. Colin was very prompt and informative throughout all his e-mails and offered a great deal for the three nights in the capital. He was very willing to answer any queries and this was done in a very personable manner, which made me feel very welcome before even arriving!

The hotel is situated just outside of the city centre - it is perfectly feasible to walk to the Royal Mile within 15/20 minutes and it is even nearer to Arthur's Seat and Holyrood Park, a visit to which is a great way to escape the bustle of the city. The parking in the area is great with very few parking restrictions.

We were greeted by both Colin and Trina who couldn't have been more welcoming. We were provided with a map and detailed information about the local bus services (none of which we ended up using due to the hotel being so conveniently situated) and also informed of the breakfast service and any excursions that were available.

The hotel itself is a beautiful Victorian building, which is wonderfully reflective of some of the city's unique architecture. While not enormous, there is plenty of space in both the lobby, dining room and bedrooms. We were situated on the very top floor in a room that had one super king size bed, which was incredibly comfortable, and two separate single beds in one corner. Each room has a LCD television and there is a supply of videos to borrow in addition to a wide selection of cable channels.

What struck me initially was how bright the room was - there is so much natural light in the hotel, which I've come to realise is quite a rarity in some guest houses/hotels, and this was very much appreciated. The room was en suite and came with a shower cubicle, WC and small basin, all of which were immaculately clean.

The room was very quiet despite being on the main road and there was an ample supply of extra bedding should you get too cold. Also, a very nice touch was the biscuits, tea and coffee, which I wasn't aware would be available.

One of the highlights of our stay were the breakfasts that Colin served fresh every morning. There was the option of smoked salmon with scrambled egg, haggis, Scottish fried breakfast, or continental style breakfast in addition to unlimited cereals, toast and fruit. Colin was extremely flexible in regards to what was available at breakfast and voluntarily made up a gorgeous walnut and cheese on toast dish when hearing that I was vegetarian. He was also very willing to give 'tasters' of haggis out in addition to a separate breakfast meal. He also very kindly made up a packed lunch of cheese rolls when hearing that we would be out all day on a 12 hour excursion to Loch Ness - believe me, this is not something that many hotels would voluntarily opt to do.

Overall, the service could not be faulted. I could not have wished to stay in a more welcoming, clean, friendly and authentic place. Colin in particular was the perfect host and incredibly humble when you consider the excellent service that is offered. For the price, you would be hard pressed to find anywhere similar in Edinburgh and the breakfast really is something special indeed.

I could not recommend the Priestville Guesthouse enough, and will most definitely be returning.

It is hard to find reasonably-priced accomodation in central Edinburgh. Priestville is a welcome exception. Well run by a knowledgeable owner who provides information about bus access, restaurants etc. Large rooms - not all ensuite. Adequate bathroom facilties "down the hall". Free access to a computer. Marvellous historical building with high ceilings. A bit of a climb up the grand staircases. Parking a problem - small lot belonging to Priestville but in reality, it is up to the traveller to find street parking. We actually had no trouble. Excellent breakfasts. A superb choice for reasonably fit travellers who don't need "luxury".

If you want something, just ask; Colin and Trina work very hard to insure that your needs and even desires are taken care of. Rooms and baths are clean, mattresses firm, the house quiet even with all rooms occupied. Neighborhood residentially quiet. Access to Edinburgh's offerings a couple of blocks away with three bus routes available every few minutes. Breakfast is whatever you want, cooked to your order and shared with other guests in a friendly two-part dining room.

This is a fine, fun place. The owners are very personable and very helpful (change for the bus, any kind of directions, a well marked map, etc.) We had a fine, big, sunny room with ensuite. The bed was comfortable, the establishment quiet. Breakfast had some options; try the haggis (very tasty). Parking lot small, but street parking easy. Bus into downtown just a few steps. I loved this place for the value and the innkeepers.
