“Home away from home”

We have just spent a glorious three nights at Ardmore House and cannot speak highly enough about our stay. The B&B is well situated with a bus almost at the door to most places and the hosts are an absolute delight. The room was spotless and the breakfast and hospitality first class. If I ever return to this location then I will definitely be staying at this B&B. Many thanks to the hosts for a fantastic stay. David & Ray

Ardmor House is a wonderful b&b just outside Edinburgh. Robin, the host, is charming and everything is first class. Even Vera the dog is friendly to all. Ardmor House is close to good places to eat and the bus is right outside the door, 10 minutes into the centre of the city. We had a wonderful stay and would highly recommend Ardmor House.

Never been a big fan of B&Bs but Ardmor House is about as far removed from the old fashioned version as you can get. Smart and stylish with an exceptional level of care and attention to detail. Warmly welcomed and made to feel at home without feeling like we were staying in someone's home (which puts me off most B&Bs). Rooms were smart, spacious and really comfortable; had one of my best night's sleep for a long time. Breakfast was really well done; proper fresh coffee, a selection of breads, muffins and croissants, and a choice of cooked dishes including a top quality Scottish breakfast. Located about 15 minutes walk from city centre, and just opposite a bus stop with frequent buses to the quayside and centre. Parking seemed unrestricted and free on the street.

I've stayed in the Balmoral; one of Edinburgh's supposedly best hotels. It was nearly twice the price and not a patch on this place.

My husband and I stayed one night here, over a weekend and it was fantastic. The hospitality was amazing - very helpful and friendly without being over the top. The info in the room was extensive and very helpful if you do not know the city. Our room was at the back (room 3), very quiet and spacious and the bed was exceptionally comfortable.
The breakfast was the icing on the cake however - freshly prepared and served with class. Coffee is freshly ground, the selection of breads homemade, likewise the oatcakes and muffins and the cooked breakfast locally sourced and cooked to order.
Nothing was too much trouble, the attention to detail fantastic, the welcome warm and the decor really smart.
It is only 10mins walk from Princess Street, slightly less to the Playhouse Theater, there are many great restaurants very near by and a bus stop within a few hundred yards if you want to go further afield without a car.

Highly recommended.

Room Tip: They have 1 room downstairs for folk with difficulty doing stairs and the rooms at the back are nice...

Lovely room, made us feel at home and the best B&B cooked breakfast I've had in a long time.

Stayed here about 3 years ago and had a great stay then, just as good this time as a birthday treat and as a staging post for the Edinburgh 10K run. Rooms are really comfy, clean and with nice touches like ground coffee, hot chocolate and biscuits. Staff really friendly and the scottish breakfast with free range eggs, bacon and top notch suasages to die for. Only possible down side would be a 15 min walk to the main city centre..but a bus goes from outside and we liked the walk (+ far cheaper places to eat nearby...food better, cheaper as was wine list compared to the royal mile).

Really good place..can unreservedly recommend.

Room Tip: all good..preference would be back rooms as quieter..but not on a main road.

I had looked on Trip Advisor for a gay owned/friendly B&B and found Ardmor House and booked our rooms for the week from 23-29 September.The Ardmor house is situated about a 20 minute walk from the train station and is just west about 3 blocks from busy Leith Street. The old Victorian house is beautiful and charming and when we arrived from our train trip from London were greeted by Robin and shown to our rooms. My sister had a single room, it was very well appointed and on the first floor. My partner and I had a large double with king bed overlooking the back yard, the room was spacious and well appointed. Each room is en suite and stocked with soap, shampoos, etc. The view from our window was very nice, flowers and trees in a well manicured yard (its for private use of the owners though). There are plenty of restaurants and pubs within walking distance and the area is quite safe for anyone out at night. Robin recommended a few and we were quite happy with them. The morning breakfast that is provided is excellent and there is a large array of offerings, Tracy was there to greet us each morning with a nice pot of french press coffee and cooked us some great breakfasts. This area has a lot of B&B's but Ardmor house is definantly one that should be in your list of places to stay if in Edinburgh. Its 4 star rated but in our book it easily exceeds 5! Thanks for the great stay!

Room Tip: Ask for the room overlooking the back yard!

Based on the great reviews here on tripadvisor 3 of us made our first stay here Sept. 13 to 19, and we were not disappointed. Our was was a good size with 2 huge windows that opened up to let some fresh air in and overlookied the greenery in the backyard. The washroom was a little small but modern fixtures, powerful shower, and lots of plush towels.

The internet was a bit spotty at times. Apparently they have 3 wireless routers, but we still had some issues but just had to run down to the breakfast room and there was great reception there.

Robyn and Tracey were both welcoming, friendly and were well informed about what to do in the city and how to get there. Breakfast was fantastic with great coffee and Tracey cooked whatever you liked. Very enjoyable.

The #11 bus drops you almost at the door and it runs fairly frequently. If you can't wait you can always walk up to Leith Walk (a 2-3 minute walk) and catch one of the many buses that run along there. We purchased a One Week RIDACARD from Lothian Buses for £19 that was well worth it.

We will definitely stay here on our planned future visits and comes highly recommended!

Room Tip: If you are staying for 5-7 days buy the Week RIDACARD from Lothian Buses, it will make your travels...
