Location to Waverly rail station could hardly be better, just a 2 minute walk. Staff was exceptionally friendly and helpful. They made us feel like welcome and valued guests. The modern decor was a nice contrast in an old building, old city. Room was adequate size and very clean and neat. Beautiful, newly renovated bathroom. Only small negative: Our room was overly heated, so we had to open the window, then getting some street noise. Otherwise room was quiet. There was no luggage rack or surface to open a suitcase in the room, but plenty of shelf space if you want to unpack. We would definitely stay there again.

Picked this hotel because it was close to Waverly train station and the Airlink bus, as well as the Royal Mile. Motel One is a chain based in Germany that appears to be expanding into cities across Europe. This hotel seems to be recently remodeled. Upon arrival there were three parties queued for check-in. Two of the parties seemed to take an inordinate amount of time to check in, however my check in was normal. When I came back from dinner later in the evening, the lobby was full of tired looking guests waiting to check in, and only two staffers handling the line.I think I got lucky in that my wait was ~20 minutes, and I was flying out the next day. I can only imagine the hassle for those guests who had been on planes, trains and automobiles for 24 hours or longer.

Other than that, the lobby and rooms are modern, comfortable and clean. Note that in order to get from the main building on Market street to the "Cockburn Street" building requires taking the lift to the fifth floor, a walking bridge (over one of Edinburgh's "closes" a.k.a. alleyway) and another lift, and following a *lot* of signs along the way. Notably, there were several spots where there would be two or three stairs; guests with disabilities or traveling with a lot of luggage may want to ask for a room in the main building. Also note that the lifts have a recorded voice that announces "Fifth Floor. Going Up" etc. Though my room was a few doors away from one, either the sound wasn't noticeable in my room or the lift in the Cockburn building wasn't being used that much that day. There was a little sound from the street, but the windows appeared to have extra soundproofing. Overall, the value of Motel One is good enough that I would definitely stay there again; I just wish they could handle the check-in process more efficiently.

Room Tip: Ask for a room away from the elevators/lifts in case they are being used frequently. Ask for a room in the Market street building if you need to avoid a few stairs or navigating the maze to the Cockburn Street building.

Stayed here at weekend. Staff were very friendly, and helpful. Room was clean. Breakfast was excellent, lots of choice. Definitely stay again. Only slight disappointment was there was no porridge on the breakfast menu, but other than that very small detail, couldn't fault this hotel at all.

We stayed here for 2nights in May. We stayed in room 547 , it was small but practical , no view to speak of and we had to keep the curtains closed as we could see into another room.

Location is perfect, easy to get to from the train station and less than 5minutes from Princes Street and the Royal mile.

We didn't have breakfast so can't comment on this , however it was a continental selection only.

The bar area and communal areas are lovely and it's obvious the hotel is new, would definitely return.

Nice, clean budget hotel if you're expecting no-frills. The room was basic but well-appointed, the beds and pillows clean and comfortable. The design is very modern, and everything seems to be a built to a reasonably high standard. The staff were courteous and friendly. Central location, very close to Edinburgh Waverley station.

The only downside was that it was really hard to control the temperature in the room, it errs on the side of warm and fairly stuffy. We were lucky to have sprung for a room with a view, so we could open the windows and let some air in.
