“Perfect Edinburgh Location”
Reviewed 7 July 2014

My daughter and I stayed here on our recent short trip to Edinburgh. The location made it the perfect choice for us... its close proximity to the train station, Edinburgh Dungeon, Royal Mile and airport bus made it very convenient! The hotel is very clean and not too big. Only downside was the steps just inside the front entrance (awkward with heavy luggage). However, there's a small lift to use get up the next flight of stairs to the raised lobby. Decent continental breakfast and luggage storage prior to check-in was very handy for us. I would recommend this hotel.

Room Tip: Our room overlooked the park, which is preferable.

3 night stay May 2014: This hotel is situated right off of Waverley Bridge, right in what seemed to be the heart of city center with a number of bars, restaurants and shopping at your doorstep. The first room I was offered (on the 3rd floor) was extremely cold even after an hour of having the heat on at 25 degrees Celsius. When I went down to the reception to ask about it they immediately offered me another room without hesitation, which I greatly appreciated. The new room was heated appropriately and was even too warm at times even when the heating was only set to 10 degrees Celsius/

I stayed here July 3rd till 6th.excellent location for both old and new town. The rooms were smallish but the decor and layout was nice,if I had to name one fault it was that they were a little hot.It was good value for money, the staff were friendly and always available for all your needs.I would definately stay there again. Well Done

Nice, very clean, modern hotel across from the Waverley Station. The room was very comfortable, and we got used to the minimal amenities. No phone, room service, minibar. We stayed 3 nights and we were on the top floor, which I would recommend, since we faced the street. There was minimal street noise and the view was fabulous. When we needed something the front desk staff were very helpful.Because of the lack of a phone, they gave us an alarmclock.
There is a bar/cafe in the lobby,and they serve breakfast(not included)It was only so-so.
The location was great, since it's up the street and around the corner to The Royal Mile, which has many shops and restaurants along with all the beautiful buildings.
Loved Edinburgh!!

Room Tip: Ask for the 6th or 7th floor. The hotel is on the corner of Market St.and right across is Princes St...

I was in Edinburgh on business and stayed at this hotel because it was chosen by the meeting organizers.

If you take the bus from Edinburgh Airport, all you have to do when you get off the bus is turn left, and in less than two minutes you will be at the doorstep of the hotel (be careful when crossing the street, especially if you are used to driving on the right side of the road). I was briefly puzzled when I entered the hotel, as what you see first is the café where groups usually gather. Just take the steps up and you will soon see the reception area.

Although check-in was at 15:00, the lady at reception managed to get me a room an hour earlier, which I really appreciated. If you're not so lucky, they can keep your bags for you. The hotel is popular with groups, so you could get stuck in a queue for a while. However, when you do get your turn, you will receive prompt and friendly service.

Market Street is located between the Royal Mile and Princess Street, so it is central without being right smack in the middle of the action (and I imagine, the noise). If you have little time to sightsee like me, being so close to sites really helps!

My room was large enough for two and had two large windows that looked out to another building. They try to save on space by having no closets and having a tiny desk that also serves as the tea and coffee area. The lighting around the desk area isn't very good so if you need to read up on documents like I did, you'll have to stay in bed to use the reading lamp. There are only two sockets in the room. Thus, if you have a lot of gadgets, you may need to carefully plan how you charge those while you try to use the kettle and the hair dryer. There is no safe in the room and the toiletries are very basic, so pack other toiletries if you need more than a hair and body wash. WiFi was free but the signal was erratic and only worked for one device at a time. The flat screen television that turns on automatically when you place your key card on the slot by the entrance of the room asks you what language you prefer and thereafter converts into a virtual aquarium (i.e., with fish and background music).

Noise from the street is not a problem, but noise within the hotel may be. I noticed that the floorboards were creaking as I walked, and also heard the footsteps of whoever was staying above me. There was occasional noise from the corridors, but unless you are a light sleeper, these noises shouldn't really affect your sleep.

I very much liked the café where breakfast was served, which also served as a meeting place for groups. The café is surrounded by glass so try to get a place by the window and enjoy the sights of Edinburgh as you sip your coffee or tea. If you don't need to have a traditional Scottish breakfast, the continental breakfast should be fine for a few days (I would probably have grown tired of it though if I'd stayed for another day).

If I find another excuse to return to Edinburgh, this hotel would be my top choice.

Room Tip: If WiFi is very important to you, try to get a room in a lower floor. Be aware, however, that lower...

This modern (in a very old building that's been completely gutted and re-done) hotel was perfect for our needs. A small, but clean, quiet room that was simple but adequate met all our expectations. We were in the old town but within walking distance of just about everything. The staff was professional and helpful. The rates were excellent and they even took one day off our rate because they worked on the boiler one night and we had no water between midnight and 5 a.m. We thought that was pretty nice of them.

Room Tip: try to get an "outside" room (not one facing the "courtyard"). they have nice v...
