Great location, great service , rooms are very neat and clean.all tourist attractions are only 5 mins walk from the hotel , where as the train station is only 2 mins walk from the hotel.staff are very friendly and breakfast is excellent.

I stayed three night at this hotel with my daughters (they were in separate room.) The staff bordered on surly and the layout of the hotel was somewhat less than ideal. Long walks to the room over multiple sets of stairs lugging suitcases is less than ideal in my book. I will say that the hotel was in a great location...about a block off the royal mile and very convenient in that respect. Perhaps the most disturbing thing was that both I and my daughters developed bug bites and itching after sleeping in the hotel for one night and it continued until we left 3 days later (we sterilized everything on our arrival home...) Really makes me question whether I would ever stay there again.

We booked this hotel in January never having stayed before but went on the advice of a friend. We paid £20 extra for Princes Gardens View which was well worth it. Room was big, bed is one base with 2 single mattresses, loads of room. Bathroom equipped with walk in shower, basin and toiletries provided. Hairdryer also provided in room along with tea and coffee facilities. Staff very friendly and hotel very clean. I would definitely stay here again

Room Tip: Pay the extra for a view room, they are bigger that other rooms

Motel 1 is very conveniently located near the train station, Princes Street and the Royal Mile. The lobby is interestingly decorated and looks like some very nice "design" hotels that we have stayed in in other cities. The staff is very pleasant and helpful. Beyond these things, the hotel room was uncomfortable. There was no place to sit to read or think. The electric outlets were oddly place so it was hard to charge electronic devices. There was no air conditioning, even with the windows open there was almost no air circulation. We had a street facing room on a high floor, it was hot and noisy. i can't imagine how uncomfortable the inward facing rooms were.

There are nicer places to stay in Edinburgh

Room Tip: Rooms on the upper floor, facing the street or the park would be the most bearable.

The following refers to the Motel One on the castle side of the train station , not the one on Princes Street. Booked this hotel in Dec 13 but was vey expensive due to the Fringe festival taking place and the Tattoo which we were going to see. Market forces I'm afraid! So steer clear of August unless you want to pay top prices!
This hotel is fantastically situated. Literally a few minutes walk from Waverley train station, and from the Royal Mile and Princes street, so top marks there. Check in was simple and the hotel was busy but clean and tidy. The room was pleasantly spacious, well fitted and most importantly, clean. We did not ask for a view and did not get one unfortunately. So food for thought there as there will be some great views on the Princes street facing side. Talking of food, breakfast is extra and consisted of cold meats, cereals, toast, coffee and juices. It was more than adequate if you don't need to start your day with a fry up! The room tv worked a treat as well. Good picture and lots of channels. All in all a first rate place to stay but pricey in August. But that's when all the great shows etc are on. Start saving!

Booked for two nights for festival
Wow what a fabulous modern design.yes German style but so easy to love it

Excellent location helpful staff

The room we had on 7th floor was brilliant modern and uncluttered but design very functional
Wonderful large en suite with large shower
Ideal in the hot weather
With easy to access my 10 year old just read the code from the bottom of the bill and was connected in a second
This hotel is German hotels at their best
Minimble design expert service and very clean
Yes there are no baths or phones in rooms
But you just use your mobile to dial down wits any query
No excess just good honest design and excellent location
I'm booking again for next 6 ears fringe

Newly refurbished Building. Wonderful location, Rooms very nice and staff very helpful.

I had two misgivings which prevented me giving it the top rating
1 No safe deposit boxes in the rooms
2 Breakfast was very average (All processed the night before) No chefs no fries etc.

Room Tip: Rooms not at the front would tend to be quieter (but probably not as much sunlight)
