We had read the good reviews and chose the hotel because of its location. The staff were very friendly and the hotel and room were very clean. The location is excellent, being close to the train station and airport connections. The room was small and minimalistic. The hotel had retrofitted double glazing which completely sealed the room. Unfortunately there was no air conditioning and the so called fan didn't work. We endured a very hot and uncomfortable night.

I could not fault the wonderful central location of this hotel. Although I had done my homework and knew full well that I was not signing up for a grand hotel experience, I was not fully prepared for the absolute "bare bones" nature of this experience.
We could barely charge two cell phones due to a lack of outlets and there was nothing in the bathroom to put our toiletries on so we used the floor.
More importantly, though, they put two very tall people in a room for the disabled without informing us. The sink was (literally) knee high which made bending over to brush teeth somewhat entertaining. As others have mentioned, the most significant problem is a lack of ventilation rendering the rooms uncomfortably hot and sticky. We asked for a fan and it was brought up quickly. It was also helpfully pointed out that they had installed the fans BACKWARDS and that to get cool air one was to set the thermostat for heat...something I would never have figured out myself. Breakfast was average...some fruit, yogurt and toast.

Until you reach it, you wonder if this hotel is the one for you..Walk in and Yes... Just perfect. First of all the cleanliness, the ever smiling and friendly staff, location, technology.. Had taken a double room for 2 nights and all the facilities were just perfect. They even provided us with a bay cot as we had a 8 month old.They also have made perfect provisions for those with strollers or wheel-chairs. The wonderful hidden lift that suddenly pops out from the floors of the restaurant to reach the reception is just amazing, you don't have to really carry your bags up the stairs. There is a small elevator-like on the right side of the stairs that can help you make it up easily. Just the perfect hotel to stay at. Would love to stay in here again.

Clean well designed modern budget rooms at an exceptional price in the heart of the city. And all the essentials - free wi-fi, tea-making facilities in the room, shower gel. Plus top class cold-buffet breakfast worth every penny. Excellent value. Totally recommend!

Stayed here for one night to see Edinburgh Tattoo. So convenient to get to the castle, climb loads of stairs or go up hill. We had a basic double room, lovely modern bathroom. Soft seat and stool to sit on. TV with lots of channels. As hotel has only been open for 18 months everything was so clean and new. Really felt as if no one had been in our room before. We had paid for breakfast and although it was only continental for £7.50 there was plenty to eat. Fresh fruit (not tinned) cereals, nice rolls croissants and a variety of cheeses and meats. Cold eat and drink as much as liked. I would definitely recommend this hotel and would stay there again.

Stayed here for two nights whilst visiting the Tattoo brilliant location once you get your bearings thought price was a bit high but a very busy time in Edinburgh. Rooms veryfelt there should be a grab rail in the shower and the television was very temperamental. The sightings of the plugs are strange almost missed the one for the kettle could have done with another chair .and a table by the bed. Breakfast extra plenty of choice. Drinks very dear in the bar £2.50 for a single cup of tea.

Didn't know what to expect when I booked this hotel. I was pleasantly surprised by the excellent location to shopping and attractions. Very clean and modern. Staff was very helpful - especially Claudia who went above and beyond.
