living near Edinburgh I knew this hotel had an excellent location for a night in the city. Although a German hotel chain this hotel has a very Scottish feel to it, in a renovated building in the Old Town.It is within very easy walking distance from the newTram and Waverley train station.
The reception / bar area is warm and cosy a lovely place to have a drink. rooms were clean and fresh ours had a view over Princess Street Gardens.
The breakfast looked good (cold continental)but I would recommend going up Cockburn Street to the Southern Cross Cafe to have a full cooked Scottish breakfast.
The staff were all very friendly and helpful, at the end of our stay they were happy to store our bags till our our late train home and being right next to the station this was very convenient..
All accommodation in Edinburgh is expensive during Festival when we stayed, but even at this peak time it was a very good price for such a central location.

Wasn't sure about this because it was so cheap in peak season (commonwealth games) but I was totally surprised and really happy. Comfortable and clean room with as much solace as you would expect in budget hotel, fantastic location, great price. Would definitely recommend.

Great location. 1/2 block from the 100 bus from the airport and the hop on hop off busses and the train station. Long block from the Royal Mile. Staff was very friendly and helpful. Our room was too hot. The staff tried to help us . Brought a fan. House keeper said 7th floor always hot so you might want to ask for another floor. Room was adequete size. Basic. Bathroom was modern and nice. Would stay there again.

Room Tip: Avoid the 7th floor

We booked this hotel from Australia wanting to be centrally located. I think the build Edinburgh around this motel and area. Motel is clean, friendly and the staff are helpful. The room are a good size with tea and coffee facilities but no fridge. The bathroom a large in size but limited soaps and face washers. A great budget hotel in a great location. Our room didn't have air conditioning and was warm at night. There is a fan provided and the window can be opened. It is hard to find via car due to the one way street where the entrance but very easy if you come by train. There is a car park 600 mts away at a cost of 15 pounds. We would stay again

What was good?
Great location just over the road from the train station and near many of the central sites.
All the staff were very friendly and although it was clear they had been told to interact with staff it mostly felt natural and welcoming.
Best price we could find in Edinburgh for the Fringe, double £119 although my friend paid the same and was given a single bed.
Hotel is new and room had a lovely bathroom.
They allowed me to take away a bag filled with breakfast items as I wasn't that hungry at breakfast time.

What wasn't so good?
No phone in room meaning I couldn't arrange a wake up call when my phone had died.
The TV turning automatically every time I walked into room seemed unnecessary as I wouldn't ever use it.
The bed has two small duvets rather than one big one which meant one was on the floor the entire time.

This hotel is an excellent budget hotel in a excellent location opposite the main railway station and very central and close to all the main attractions. The rooms vary in size some bigger than others(I have stayed in a larger room on a previous visit but smaller this time) but you would expect this due to the shape and location of the building. Great for 1 or 2 night stay but not much hanging or storage if staying longer. It does the job for me as it's just a bed for the night at a very reasonable price during the festival.

Centrally located; clean and well-equipped; staffed by courteous and helpful folks; a new concept for budget style hotels in Edinburgh- not before time! Especially handy if you are arriving on a late evening train- straight opposite Waverley Station steps and at least 25% cheaper than any of the other hotels at that end of Princes Street therefore ideal if you are just staying a night on business or a cost-saving weekend break.

Room Tip: As ever in a city centre hotel; to avoid street noise choose a higher floor and take a room at the b...
