My husband and I stayed here for one night as we were going across the road to the playhouse in the evening. I had read the reviews which encouraged me to book this hotel and I was not disappointed. Immaculately clean. Our room was probably what you would call a basement room. It was spacious and comfy. Apart from the pillar in the middle of the room which blocked the TV if you wanted to watch this from the bed but for one night this was not a problem for us. There was a
sofa bed in the room too. The breakfast was fine too. Other folk said that a room at the front meant you heard the traffic. We were at the front and it was not really a problem. For the price I paid I was more than happy and would return again.

This was a birthday celebration weekend for my wife and booked on my rewards account. We arrived early, at 12pm, but was not dissapointed when we managed to grab a parking space and check in early.

The room was small but perfect for our needs. It was spotlessly clean also, although a tad warm. Once we opened the window and switch off the heater, we were comfortable.

We had a lovely afternoon shopping, before returning to freshen up. Once sorted, I grabbed my free lager from the bar - recognition of my IHG rewards. We then headed off for a nice meal in town, before returning for last orders at the bar - 12.30am. No cranberry juice for my wife's vodka was a slight pain but she had other options.

Having arranged a late exit, we ha a lovely sleep but don't expect a long lie. The cleaners sounded like they were building new rooms.

All in all, great location, great staff and comfy beds.

Room Tip: Get there early if you want a parking space - there are only 9 and 3 disabled.

We paid just over £60 for a Saturday night which includes breakfast, this I consider to be great value.
The location is great, directly across the road from Playhouse Theatre and also just a few minutes walk to Princess' Street. There is also a Tesco Express directly next door to the hotel if you need any odds and ends and it's also across the road from Omni Centre which contains many chain restaurants and a cinema. I would recommend parking in the Q Park which is located under the Omni Centre and this only costs £5 for the weekend (Sat-Sun).
The rooms at the hotel are average, small in size but perfect for one night away - we had no complaints although i found the bed to be rather hard so sleep was difficult but my wife slept fine.
Breakfast is okay, it's nothing to shout about - plenty of pastries, jams, juices etc the only hot food available when we where there was sausages, scrambled egg and baked beans.

All in all for the price paid for this stay I have no complaints and would stay again for a one night visit at the same price.

Comfortable room, great value fantastic location and absolutely wonderful staff!

They even left me a 'Happy Birthday' card in my room at the request of my boyfriend!

Eva one of the receptionists who works there is an absolute delight to deal with!
Unbelievably helpful, polite and extremely friendly and pleasant at any time of day or night!
She helped us set up tours and find good places to visit, she just really made us feel welcome!

Room Tip: We were on the 4th floor and had no issues what so ever! :) Great sleep every night!

This is a lovely hotel, and we booked it in January for a birthday treat/theatre break. SO handy for the Playhouse Theatre, also for the Omni centre with cinema and eating places, and the St James Shopping Centre too. There's a small Tesco Express next to the hotel in case you need anything or forget anything.
Our room was a double and was great. Spotlessly clean. The only drawback for me is that I have back problems and the bed was just too soft for me, but my husband LOVED that! He slept like a baby. Just a personal thing I suppose.
The room had a large flat screen TV, tea/coffee making facilities and a hair dryer.
We liked how the bathroom door served as a divide to the actual 'toilet' part of the bath room. Again the bathroom was spotlessly clean. One large bath towel and one hand towel for each person per day if needed, and good quality ones too!
Breakfast was fine too, although we would have liked to have mushrooms/bacon, but it filled a space, and set you up for the day. It's not advertised as 'bed & breakfast'. It's really 'room only' with FREE breakfast apparently.
It was really difficult to find a table at breakfast time so we had to share with another couple. No real big deal.
We got this at a bargain price of £49 per room per night! You really can't beat the location - not far from bus/train stations etc and it's a fantastic base to use for sightseeing in Edinburgh.
The staff were excellent, and made it known to us that they were aware we were 'IHG Rewards Card' holders, meaning we could have a late checkout, free newspapers etc
If you are thinking on booking this hotel, just do it! We were VERY happy with our choice, and the price was amazing for a VERY central hotel in Edinburgh! We will definitely be back again.
The only reason we gave it 4/5 (and not 5/5) was due to the soft bed for me, and lack of bacon at brekkie for hubs!

had a great room at the end of a corridor therefore no passing noises.room was at the back so again no traffic noise....the hotel is very well situated for everything we needed 5 mins from princess street and the station...directly opposite the theatre...next to a good selection of decent eateries and bars.All this and it was soooo cheap !!! Breakfast was not a massive selection but as I only want tea toast and cereal was more than adequate.Staff were more than helpful and polite when we wanted to leave our bags as we arrived early all in all cant wait to use the hotel again although dont expect to get such a cheap deal once january is over

They say in the trade Location, Location, Location, and the location of this hotel could not be better. Its jsut over the road from the theatre, and next to an indoor complex with restaraunts and bars. Its 5 minutes walk from prince's street, and about 10 mins from the castle.

The hotel itself was incredibly clean and tidy, it has a small bar area and the drinks are not too expensive. The room was small but well equipped and maintained. The hotel provides a basic breakfast but no evening meal, but they are quite happy to provide cutlery if you would like to bring a takeaway.

Parking is a bit of a nightmare, but that is the case in Edinburgh in general, they have a small car park (9 cars) but reduced rates at a local NCP.

I really enjoyed my stay here
