This was our second time staying for a theatre break and again we were not dissapointed. Rooms were spotless and the beds were very comfortable. The welcome from the staff was friendly and proffesional. you can park your car in the street and jump on a bus or get a taxio into town (£7). breakfast was included in the room price and it was a great choice of cereals, porridge, full scottish breakfast and toast, coffee, tea etc.
all in all agreat place to stay.

Fantastic, well priced hotel, not too far out of the centre of Edinburgh. Our room was spotless, quiet, warm, beautifully decorated and with everything we needed (tea, coffee, hairdryer, tv etc)

Everyone was very friendly, especially Annette and the gorgeous Scottish breakfast kept us going all day!

I booked the hotel after reading the reviews on Tripadvisor and can highly recommend it myself now, we'll definately stay there next time we travel to Edinburgh.

This hotel was very nice, had accommodating staff, clean rooms, safe neighborhood, good food and 2 beautiful dogs. My single room was small, but clean and had all the amenities needed and at only 75 dollars per night, it was a value. The only downside was the distance from the attractions of Edinburgh. The walk is about 20-25 minutes and the bus is about 5 minutes. If you want to be in the center, this is a bit far.

This is a small (17 room) family-run hotel about a mile from the center of Edinburgh. The owners are friendly and helpful, with two gentle golden retrievers to complete the family ambience. The rooms are cozy, and the facilities are completely up to date. Easy walking distance to Holyrood Park, and about a fifteen-minute walk to restaurants. (There is also a small pub and restaurant in the hotel.) Great price. I hope to return very soon.

This is a friendly, laid back, slightly quirky hostelry on a quiet side street. Big golden lab sleeps in the entry hall. Little stand up bar in the back of the main floor where you can mix with other guests. Small restaurant with good, reasonably priced dinners. Breakfast is adequate but standard Scottish fare. Free wireless but it would not work on the upper floors - had to come down to the lounge to use it. Main disadvantage is that it is a ten-minute bus trip into central Edinburgh. Laundry, lots of good restaurants within walking distance. A good, reasonably priced base for sight seeing.
