Stayed here as a Christmas present for my girlfriend. Came out well on trip advisor in terms of budget and I can see why. Despite the fact that they were doing some rennovations (could smell the paint just faintly!) the room was beautiful and easily the best you could stay in for the price.

Not too far out of town, a good walk or a quick bus ride. We wanted to stay in old town anyway. Took advantage of the cooked breakfast one day and it was really good. Would definitely return!

There were some complications surrounding our trip (e.g. party included one person who needed a room with not too many stairs) and Annette and Maxx were accommodating. They were also hospitable and helpful while we were there.

The rooms were bright and equipped with all essentials, and the hotel was cosy despite the arctic conditions prevailing outside. The two friendly resident dogs (plus some visiting dogs) made it feel like home. I think it represents very good value for money and hope to visit again on a future trip to Edinburgh.

Very cosy hotel with very friendly, helpful staff.
Our rooms were medium sized with coffee, tea and a big screen TV.
It was the perfect distance from the City centre.
A bus for 4 people was about £6 and so was a taxi, so we tended to take a taxi everywhere.
The value was great for what we got and the breakfast was very nice indeed.
We went on the coldest week of the year with all the snow and the hotel and rooms were lovely and warm inside, we didn't suffer for cold at all, but if we had the wardrobe held extra blankets and an electric heater should we need it.
I also believe they had under floor heating in the breakfast room, my toes were def toasty.

I would 100% go there again and recommend it to my friends.

Can't compliment this wonderful family run guest house enough. Welcomed in from the snow and felt at home instantly. Room lovely and clean, breakfast tasty and freshly prepared and the owners were just brilliant. Enjoyed evening nightcaps in the bar, good chat and the icing on the cake so to speak was when a lit birthday candle turned up in my husband's haggis the next morning at breakfast (after a throwaway comment the night before in the bar that it was to be his birthday). You can't buy touches like that. There are buses to town but we preferred to walk - only 25 minutes into the centre and that was battling against ice and snow. Taxi back at night around £7 so not too bad. Almost forgot the resident doggies - beautiful! Would definitely recommend and will definitely return.

We stayed at this hotel with our three young sons. We stayed in two rooms next to each other, one with three singles and a double for us. The rooms were clean, well maintained, very tastefully decorated. The beds were excellent - very comfortable. The hotel is in a quiet neighbourhood so we slept well all three nights. It is not close to the city centre but there is a bus stop just around the corner. We never had to wait more than five minutes for a bus to the centre. We loved the hot towel rack in the bathroom, the thick fluffy towels, the delicious breakfast (one of the best hotel breakfasts I've ever had). The staff is helpful and friendly. When the beds were made up in the morning the boys' stuffed animals were arranged nicely on the beds, they loved that!
We had dinner the last night in the hotel restaurant and it was very good.
There was work being done on the hotel lounge during our stay, Max apologized many times about the inconvience but we never once felt inconvienced! The workmen were polite, and any noise they had to make didn't start until after 10 am. Max and Annette are very friendly and helpful. The toilet in the boys' room got clogged, and when I told Annette about it and apologized she just said, "that can happen, I'll send someone up." When we came home later the problem was fixed. The same when one of the boys spilled juice all over the table and floor at breakfast, it didn't bother them.
They gave us change for the bus when we needed it, directions, ideas for sightseeing. They were very friendly with our boys and took the time to listen to their stories and admire their souvenirs. The two dogs were lovely, very well trained and behaved.
We had a lovely time at this hotel and would definitely recommend it.

This was our second time staying for a theatre break and again we were not dissapointed. Rooms were spotless and the beds were very comfortable. The welcome from the staff was friendly and proffesional. you can park your car in the street and jump on a bus or get a taxio into town (£7). breakfast was included in the room price and it was a great choice of cereals, porridge, full scottish breakfast and toast, coffee, tea etc.
all in all agreat place to stay.

Fantastic, well priced hotel, not too far out of the centre of Edinburgh. Our room was spotless, quiet, warm, beautifully decorated and with everything we needed (tea, coffee, hairdryer, tv etc)

Everyone was very friendly, especially Annette and the gorgeous Scottish breakfast kept us going all day!

I booked the hotel after reading the reviews on Tripadvisor and can highly recommend it myself now, we'll definately stay there next time we travel to Edinburgh.
