Maxx and Annette were so gracious and welcoming!!! We were traveling as a study abroad trip with 11 students and a professor. They were always available to provide us with help in arranging transportation or just tips on places to visit. One night, we stayed in and just watched EuroVision with them. We all loved our visit to Edinburgh mostly because of Maxx and Annette.

I highly recommend staying here. It is not in the town center but will give you a quiet place to stay and is very convenient to transportation. They have also done a lot of remodeling (the bathrooms have towel warmers and the beds were so comfortable).

Cute hotel in a great location near bus stops into and from the city center. The free breakfast is great! There's free wifi but also wired internet in the rooms (I really appreciated the wired internet service). Rooms are very clean too.

The only thing that might bother some customers is that the walls were very thin in my single room. You could hear people walking by at night and in the morning. It didn't bother me very much, though.

Great hotel, very well looked after and set on a peaceful side street away from the madness that is Edinburgh city, but near enough to walk in to town or hop on a bus on the nearby main road. Friendly owners and resident dogs! Breakfast fantastic, with the best selection of teas I've seen in a hotel.

Only slight issue was that our room was next to the front door and bar, so a bit noisy sometimes, but not too late.

This was perfect for my 11 year old son and myself. great room, close to town. Helpful hosts. The breakfast was cooked to order, even my egg white scramble! I would definitely tell my family and friends to stay here!

Stayed for two nights in early November and thought this was a great internet find. Very well-appointed room and well-stocked bathroom, friendly hosts and staff and a terrific dining room. The hotel is quite close to downtown, in a quite safe-seeming suburb street just off Dalkeith Road. It's about 5 or 6 pounds for a cab ride to the hotel from the train station, and heading back into town it's about fifteen minutes on the city bus to the Royal Mile or twenty to Princes Street (the bus stop is just around the corner from the hotel). No lift and I was on the top floor, but not the end of the world. I'd definitely return and recommend it to friends or family.

I entirely agree with Iain and Claire's review earlier this month.Great value at £40/night in a lovely property,hearty breakast and well located for public transport into the city centre or into Leith.Friendly hosts too.

I stayed at the hotel in October and booked my stay based entirely on Tripadvisor reviews. The hotel is very quaint and located just outside of the city but within walking distance. I walked every day except one when the weather was inclement. I personally feel that it is more of a bed and breakfast than a hotel but it is very clean and well-managed. The only problem I had was the first day when I checked in, I noticed that the room door did not close properly and to my dismay, I was able to open it within a few seconds with my credit card. As a solo woman traveller, that was unnerving. When I mentioned it to the owner, I was a little surprised when I was made to feel like I was making a fuss over nothing and that no one had ever mentioned that to them before. In any case, I was given another room the same day and I was grateful for that. The breakfast is very good and fresh. The kitchen and cleaning staff are very good. The rooms and bathrooms are clean and very nicely decorated. If you are a light sleeper and are in a room facing the street, I would suggest earplugs to block out some of the noise. For the price and location, this is a nice place to stay when visiting Edinburgh.
