First of all, we arrived really late and Marc waited for us. The room was wonderful. Very comfortable and spacious. Breakfast was delicious and gave us enough strength for the whole day.
This place is located, not in the middle of all the tourist center, away from all the noise and what gives you the opportunity to get to know other parts of the city. Edinburgh is a small city we walked around during our stay but if not public transportation was around the corner.
This place provides you with all you need to have an amazing time and enjoy the city. Thanks Marc!!!

We went there for 2 ngihts, the room was spacious and the bathroom was really big. The breakfast was great as well. It was about 25 minutes walking distance from the centre of Edinburgh. From the window we saw the main road, but it was a bit noisy, and also during the night we heard the sirens of the ambulances and police. Some of the channels on the TV were blocked so we had only about 5 channels to watch, but overall was good.

My sister and I came to Edinburgh for my 31st birthday and we stayed here, choosing this guesthouse from the whole Edinburgh list. We had a lovely warm welcome and even got a helping hand up the stairs with my far-to-heavy-for-just-a-few-days suitcase. Room was lovely, comfy beds (not too soft, perfect for my bad back!!), lovely décor, fantastic shower. Breakfast was lovely, my sister was delighted with the porridge - not being much of a breakfast eater I only picked at stuff but there was plenty of tea!! Wi-Fi in the room was brilliant as my mobile network did not work in Edinburgh and I was having to negotiate business while I was on holiday. We walked into the city every morning and it was lovely to get back, put our feet up, have a cup of tea and watch the TV. It was great talking about writing with Marianne, my sister is thrilled with the copy of Marianne's book she bought. Price was perfectly reasonable for Edinburgh in the middle of the festival...our window was even in the right position to watch the fireworks from the castle as the Tattoo closed each night!! We loved our visit, prime location, easy walk to the city, plenty of places to eat nearby (we would recommend La Favourita on Leith Walk...best Italian I have ever eaten in!!)...I certainly will be back!

Room Tip: If you can manage the stairs, get a top floor room...we scarcely heard a sound from the traffic!

One of the nicest B and B you will find. Walking distance to train or easy taxi/bus (with your luggage you may want to take a taxi). Comfortable, quiet, clean, spacious, beautifully decorated. Breakfast was wonderful. Bed and bedding very comfortable. Wi-fi available. Very helpful hosts. Reasonably priced. Restaurants in walking distance. A great find.

We stay there with my family (2 parents and 2 kids) for 2 nights at this place. very friendly owner who make a very good breakfast in a nice room.
The beds are very good and large also the bathroom.
Nothing to complain and very close the busstation, the owner was well interested to give us usefull information.
A good price for what you get. succes Balmoral and keep on going in the same way as now. greetings from the Netherlands.

When we arrived we were simply thankful to get inside and out of the snow. Marc was just going out as we arrived as we'd said we were arriving later, but nevertheless he was very helpful and welcoming. Marianne kindly showed us to our room and told us everything we needed to know and to go and find them should we need anything else. She was also able to recommend range of fish and chip shops in the area stating her favourite, which we agree was lovely (The Tailend on Leith Walk).

Our room on the top (2nd) floor was spacious, clean and very well presented. Tea and coffee making facilities were provided as well as towels, shower gel, soap and a hair-dryer. There was also a sign saying ironing boards could be provided. Unfortunately we couldn't get the Wifi to work on our first evening as the password had recently been changed possibly to do with the wifi extension that has been set up) and the information in the room hadn't yet been updated. However this was swiftly rectified the following morning when we asked about it and the freeview TV kept us occupied when we didn't want to leave the room.

We met Marc again in the morning in the pleasantly decorated breakfast room. (Breakfast served 8:30 - 9:30, or earlier if requested.) He asked us if we would like a cooked breakfast and returned quickly with our order ("a bit of everything please!"). As well as what was a lovely cooked breakfast, a full continental option was laid out on a lovely antique dresser. Both the quality and range of breakfast provided far surpassed the average chain hotel, and set us up perfectly for the day. There was a nice warm fire and music playing from an antique radio.

We found the location highly convenient with town only a short walk away (though taxis and buses are also available). We visited the nearby botanic gardens and national museum of Scotland (both free!). In short, it was a lovely place to stay and we certainly intend to come back.

At the end of a week long trip through Scotland, our two nights at the Balmoral Guesthouse were the icing on the cake. The GH is a beautiful old building with an impressive staircase. Our room was spacious, nice and equiped with all amenities, including wifi. The GH is located in Leith, about halfway between the harbour and Northbridge. The city is within walking distance (~15min), but there are also many busses. Our host was very kind and helpful, serving a lovely breakfast with lots of fruit.

Combine this with a very reasonable prize and you get a definite recommendation for a stay in Edinburgh.
