“Very friendly and great location”

We stayed here for 3 nights and picked it on the basis of the central location. The airport bus stops very close by, it's just off Princes Street and within easy walking distance of the Old Town, shops, restaurants and the city's excellent bus service.

The owners were very friendly and helpful. Our room didn't have an en suite but it did have a private bathroom across the landing and we were given a key so we could leave things in there and it wasn't a problem. The room was a decent size with plenty of space and the whole hotel was very clean and comfortable. Our room was at the front looking out onto Frederick Street but we weren't disturbed at all by noise.

We can only come up with 2 minor points. One is that the support for the shower head had cracked at some point and been taped up which meant that it was a bit loose and tended to slide down, but this really is a minor thing.

The other thing we weren't so impressed with was Rick's, the restaurant downstairs where we had breakfast. While the food was very good, the service was definitely on the slow side. On the Saturday morning I think we waited for something like 40 minutes after we'd ordered and we wanted to get out and see the city, not sit lingering over breakfast for ages.

One final point, this is not the hotel for you if you have trouble with stairs. To get to the front entrance of the hotel you have to climb several flights and there is no lift.

Brekky at Rick's downstairs was great and the managers were very helpful with parking issues and using their phone. We were there on the weekend so parked outside on the street. I can imagine parking would be an issue on weekdays, however. Nice big room with high ceilings and a good location from which to explore Edinburgh. Decor a smidge tired but great value for what we paid.

This is an excellent choice if you want to stay in the lovely New Town at an affordable rate. Thanks to this being a Georgian building, the rooms are spacious and high-ceilinged. The included breakfast at Rick's next door is very good. Numerous eateries, pubs and shops all within an easy walk. Tess was very helpful.

This was my second time to stay at No53. I stayed here a year ago with a group of friends for a stag and recently with my wife. The property has two parts to it and they do very well to keep the night owls away from couples and families. Both times I found the B&B to be great value, comfortable and extremely well situated. The property itself is old, the rooms are very big with great high ceilings. The floors are uneven, the doors are not exactly straight and the windows are old style but this is all part of the charm of the property and Edinburgh in general. The en-suite shower and bathroom were very clean. Breakfast is included in Ricks Bar located on the ground floor and this is a little gem of a place. The one drawback is the lack of parking. The nearest safe underground parking is about 20 minutes away. But this is a small complaint. Overall, this hotel is friendly, well located and represents great value for money.

This place has a very relaxed laid back approach and if you need any help everyone is friendly and informative enough. The location itself is very central and the bus from the airport shuttle bus drops you right behind their street. The BREAKFAST is served downstairs in the posh boutique style hotel/restaurant which serves up really good quality food, served by staff in uniform. So, for those of you looking for the typical cozy B&B experience where you see the owners in aprons cooking up your brekkie and having a chat with you, this is not the place. Those of you that don't mind and just want to eat and explore, this is perfect.

SLEEP quality - we had a room facing the side/back street and we usually got in very late/early morning and passed out after drinking so we didn't have much trouble on that front. Saying that, I did wear my earplugs to block out all the usual noises you can expect to hear in a busy central location, people coming from bars and early morning deliveries/routines.

TIP: The city itself is fairly easy to get around and we walked to most places. Once you've done the city, castle, etc, I would highly recommend doing a full day around the wonderful Holyroad Park (drinks and snacks for the trekking/no shops on the hill!) and do a full circle and the bits in the middle, eventually making your way down to Dodingston Village. Once explored I suggest parking your bottoms at The Sheep Heid Inn for a homemade juicy burger and the very decent chunky chips to say the least. They have a great beer garden that catches the sun too....oh, and a bowling alley??!! Make sure you have enough strength to walk back to your hotel though as taxi's are scarce from the village.

TIP: The Airlink shuttle bus service from airport is easy, cheap, spacious, comfortable and quick - highly recommend. Don't get sucked in by the need for a taxi or pre-booked private hire. Just be aware that your drop off point/bus stop will not necessarily be the same your return journey. There are only 2 or 3 stops in certain locations for the return.

This is a B&B we will return to. At a perfect spot in “Edinburgh new town”, in the middle of shopping and restaurant areas. The building originally from early 19th century is well preserved and nicely taken to the 21st. The top floor stairs is old and torn but so full of charms. Nice rooms in harmony with building, furniture and facilities. Run by friendly owners and an adorable old cat watching the lounge. Good WI-FI. Breakfast is served at neighbouring Rick’s Hotel, really good.

My wife and I recently spent two nights here, seasoned travellers, relaxed and tolerant.
Location: Great for central Edinburgh - be prepared for all the stairs.
Accommodation: Clean, rooms seem to vary, we stayed in a night in 4A which had apparently just been refurbished. One mattress appalling, chair leg fell off, water pressure far too low, traffic noise incessant. You only really need a good bed and hot water supply in a hotel and we got neither.
Breakfast: (in adjoining independent restaurant) Excellent.
Staff: Family business, daughter is Manageress who needs to improve her customer skills - every things seemed to be a chore and the customers an inconvenience!

Room Tip: See room 1st, take earplugs,don't get 4A

Thank you for your review, I do feel however there are a few points you have missed and haven't mentioned in your review which might explain things a little more clearly.

The manageress of 53 Frederick Street deals with up to 30 guests every day and has had numerous glowing reports of her professionalism and helpfulness.

When she contacted you by email to ascertain you estimated time of arrival, you refused to divulge it and choose not to contact us at all, which did leave her waiting a long while on the first day.

We do need this information to ensure that one of the family is present to welcome guests, and help with luggage and show you to your room. As a small B &B it is not possible to provide 24hour reception and office facilities.

After staying one night in 4a you had requested a further night's stay which was in another room to the back of the building and as discussed the day before we needed to swap your keys across as we had other guests checking into the room.

Unfortunately you those to ignore our requests and left for a full day of sightseeing taking the keys with you in spite of two reminders that morning. This did cause us considerable inconvenience when the new guests arrived and also meant we had to wait on your return to swap keys over and check you into your new room late the second evening.

We will take on board the problems you have mentioned about the new room and make sure they are attended to quickly.
