Great stay

Our stay in No 53 Frederick street was really enjoyable:
The staff was really nice, friendly and helpful with where-to-go and what-to-do questions.
The hotel is located in a good and quiet area but close to some very nice restaurants. Breakfast was served in a coffee next to the hotel and was very good.
The room was flawless, big and clean, the beds comfortable and tea and coffee were available.
We really enjoyed our stay and will come back!

Great room, great location and very friendly staff. However the shower was not good. It was not possible to adjust the temperature properly. There were only two temperatures: too hot and too cold with nothing in between. This is not a criticism but there is no breakfast. However there are three restaurants next door for breakfast. Personally I prefer this as it gives one some choice.

Our room was spotless, the facilities comfortable and the hosts very helpful. It is in a great location, close to some very good restaurants and in the quiet "new town" of lovely old Georgian walkups. It is a walk up of four long flights, so pack light, liftweights, or stay home.

Room tip: They are all at least four floors of walk up.

Great location, friendly owner. Clean nice room whit a lot of information. Free wifi that worked perfect. Personal b&b. You feel welcome! lot of stairs witout a lift. They use a nerby restaurant for breakfast, really really awful service and not much to choose from.

We stayed here for 3 nights. The location was fantastic. In the city central and within walking distance of the train station. The owner David was great and was really helpful and friendly. Helped us with our luggage on arrival and departure. He even rearranged rooms as our son has a disability and put us on the lower floor. Would definitely book again. Hoping to go back soon.

My wife and I recently stayed here while in Edinburgh, this guest house is only 10mins walk from Edinburgh Waverley and ideally situated to explore all that Edinburgh has to offer, step out the front door and you have pubs, eateries and your 2mins from Rose St and Princess st, ideal for shopping and a wide selection of places to eat. Head downhill to Stockbridge for the Water of Leith, or uphill to head to the Castle.
David one of the owners was on site to greet us and offer his knowledge of Edinburgh for places to go/eat. Friendly and the rooms are clean with everything you need.
Breakfast was a voucher for Cafe Rouge 20yards away, with a selection on offer to set you up for the day.
All in all a fantastic place to stay with plenty of local sights to see. Bear in mind that there is no lift and you will be climbing flights of stairs to get to your room, but worth it for the views.
