We stayed at the Terrace Hotel for 2 nights when we were visiting Edinburgh to see the The Lion King. What a lovely hotel, in a quiet cobbled street just 5 minute walk from the Playhouse and 10 minutes to Princes Street. We had a lovely big warm room which faced the back of the house looking out on to the gardens and trees. Bed was really comfortable and although we were only there for 2 nights, our bed was made up and we were given fresh towels. There was plenty of room to hang up our clothes and there is a hairdryer in the drawer of the desk. Breakfast was really good, you could have any combination of the food on offer, and there was plenty. As well as the usual fried breakfast there were various cereals, yoghurt, fresh fruit, various fruit juices. We are both tea drinkers and on the 2nd morning the girl serving our table brought in tea without asking as she had remembered from the previous morning, a lovely touch. Would definately recommend this hotel and hope to return soon.

Room Tip: We had a room at the back of the house and it was really quiet, didn't hear any outside noises

Me and my partner were coming up to Edinburgh for a friend's wedding and wanted to stay a couple of extra nights for a short break and booked 3 nights at the Terrace Hotel. The location was absolutely perfect in a gorgeous area of town - a very quiet (and stunningly beautiful) cobbled residential road, but only a very short walk (10 mins) into town and Princes Street, or Holyrood 5 mins down the road in the opposite direction, with stunning views of Arthur's Seat both ways. Our room was tastefully decorated and simple, with an extremely comfortable and warm bed, and everything was spotless and immaculately clean. Amazing choice of all different kinds of breakfast - cereals, fruit, croissants, porridge, and all kinds of hot food, me and my boyfriend are both vegetarian and there was a freshly cooked vegetarian breakfast that was lovely. The staff were very polite and really friendly, they even lent us an iron to iron our wedding outfits :) It was great value as well, think we paid £60 a night which is great value for such a lovely and central B&B. We'd like to come back to Edinburgh for a longer break, and we would definitely book the Terrace again,without question. Would strongly recommend it to anyone. I could not agree less with the review below! I stayed here with my mother for two nights (21-22/10/13) and thought the establishment provided all that you could ask for from a b&b! The whole building was kept clean, tidy and very presentable, the bed sheets and bathroom were spotless and the staff were very friendly and helpful. There was a nice range of foods supplied for breakfast and I'm really very sure that the cooked breakfasts were freshly cooked (unlike other reviewers have suggested). The location is fantastic, a ten minute walk in either direction will take you to either Princes Street or the Royal Mile, past some lovely parts of Edinburgh. All in all, I would not hesitate to recommend this hotel!

Thank you for your review. Hope you dont mind me adding info which I was unable to add to the previous review: viz: Further to my reply – not sure I understand the problem with ‘microwave’ – this is a very useful piece of equipment. Just to clarify – scrambled eggs = small amount of milk in glass bowl – break in 2 eggs whisk rapidly – microwave for 1 – 2 minutes stirring occasionally. Poached eggs – ceramic bowl containing boiling water break egg into white plastic cups sitting in water – microwave for 2 – 4 minutes. Porridge – ½ cup Scotts Porage Oats - original Scottish milled oats – the true taste of Scotland – 1 cup of water or milk – microwave for 2 – 3 minutes. Have asked my staff if they notice any smells when they come in – we are mystified – the breakfasts are cooked beside an open window in the kitchen and we don’t notice the cooking smells even reaching the hall. Have checked my receipts - and the room complained about actually had over £2000.00 spent on it this year. . Sorry these guests from previous review weren’t happy. Thank you for allowing me to give this info via your review.

My husband and I stayed here for four nights last week, and we did not like this place. It was a bit run-down, had a pervasive odor (sort of smelled like the Scottish breakfast they served in the morning), the owners weren't friendly, warm, or hospitable (the husband even went so far as to say that you can ring the bell for service, but that he won't always come - what??), and it was kind of a hike to get to either the Royal Mile or New Town. Our bed was also very uncomfortable - you could feel the springs. On the positive side, the breakfasts were good and the blonde breakfast lady was nice, although all the hot food appeared to be microwaved, and our room was very quiet (we were on the uppermost floor - but I couldn't sleep anyway because of the uncomfortable bed). The price was also good, but that might be because they haven't updated the place in years. Don't stay here if you can help it.

Well where do I start? My husband is the nicest friendliest person - I’m sure you just didn’t understand his sense of humour he often spends lots of time chatting to our guests and enquiring about their part of the world. He surprises guests in his knowledge of the origin of e.g a street name and I can assure you we all snap to it to accommodate our guests. Every year from November till February we do our renovations repainting rooms and replacing furnishings carpets curtains. All Rooms are repainted at least every second year. 3 of the 5 top floor rooms this year had new top quality axminster wool carpets new light fittings and curtains and armchairs (about £1700 per room) – including the one occupied by these guests. They particularly asked for a quiet room and this room is the quietest but with a lovely autumn view of our garden and park beyond and view of Arthurs Seat in the distance. Also lots of interest e.g. birds flitting about. Our beds are good quality contract hotel beds. They do not appear to show any signs of wear. Breakfasts are from the best ingredients we can buy and prepared fresh each morning individually to guests requests. We use our microwaves to prepare scrambled eggs poached eggs and porridge – the quickest way to avoid guests having to wait. We buy our kippers from a top supplier at Musselburgh harbour and store them frozen – then use our microwave to prepare for eating. Our bacon is grilled and crispy. Sausages eggs and hash browns and mushrooms are fried in corn oil - beans and boiled eggs heated / cooked in a pan - tomatoes slow oven cooked. We also have the usual cereals fresh fruit tinned fruit in juice yoghurts croissants breakfast bars fruit juices coffee and tea selections. Breakfasts are prepared every morning so the aroma may permeate. It is a 10 minutes walk to the Royal Mile and we are IN the NewTown - perhaps you mean Princes Street - which is the city centre – that is about ½ mile from here – 15 minutes to walk!!! We love this lovely old Playfair designed building and have no intention of changing its character but it is well maintained and we spare no effort to improve our service to all of our guests. We are delighted that most guests appreciate our very reasonable rates.

I visited Scotland with a friend and we stayed 4 nights at the Terrace Hotel. It was a great location and central to everything we needed...restaurants, the Royal Mile, bus stations, rental car locations, etc. The room was large compared to most European rooms and very clean. The folks there were so nice and helpful. Breakfast was fantastic. For the price, you just can't beat it! I've stayed in the expensive chains on the Royal Mile before, and far prefer the Terrace!

Me and my girlfriend visited the Terrace Hotel in October for two nights and we were pleasantly surprised. Last minute weekend getaway (booked the night before we booked in, believed we took the last room) and was the cheapest of any other hotel we seen so we didn't set our standards too high. However, the lovely Georgian townhouse is situated in a very nice part of town with only a short walk to the centre. Room was clean and had an old-ish but reliable TV with an abundance of channels to keep us company while getting ready to head into Edinburgh. We were very happy with the breakfast in the morning as it was very tasty and had lots of options to choose from. Service was friendly and with a smile.

We were looking to return for New Year but minimum stay is 3 nights and we are only looking to stay 2. However, we will consider this hotel strongly for any future visits.

All round the room and bed and breakfast in general was very clean and tidy. Breakfast was excellent and the service was nice. Only issue we had was it took a while to be admitted into hotel as nobody answered front door, and the lady who finally answered was a tad on the grumpy side. Apart from that we couldn't fault it, Would recommend!
