It was a lovely hotel and the hosts were wonderful. Great service was given, and an excellent breakfast was provided, with lots of choices and selections. Facilities were in good shape, and it was close to all the tourist attractions, especially to Calton Hill, which only took a short climb to see the beautiful view of Edinburgh! Highly recommended

My room is really clean and tidy.
It is conveniently located and walking distance from the new town and old town, also at the foot of Calton Hill.
The staff is very friendly and extremely helpful.
I would be glad to return when I am in Edinburgh.

PS I really liked the sitting room! It looks extremely pretty and has good wifi!

After being referred by another B&B near by I couldn't fault the fantastic service and great price. Close to a great pub and many eating places, I felt completely happy walking around the area in the evening. Lovely street front and great room size with good beds, wi fi etc. Breakfast was just what you need whilst travelling and this place just had a really nice friendly, family feel. Very flexible and caring, Michael and is team were great in every respect. Highly recommended - thank you Michael and Anne. I'll be sending all my mob your way!

We stayed in this hotel for 2 nights along with our kids this month, must stay it's a fantastic hotel, great location, nice rooms, very friendly staff and great food. We couldn't have asked for more, Justyn took a great care of us, would love to go there again!!

Room Tip: All rooms are equally good, the ones at the back side of the building are quieter!!

We received a warm welcome when we arrived, there was a beautiful sitting room on the ground floor. All the original features in the hotel had been retained throughout, beautiful corniced ceilings, wonderful staircases. We had a very quiet en-suite room on the second floor with stunning views, it was difficult to imagine that we were in the city. We went for a walk and then for a meal and a drink, the hotel was within walking distance of eating places, the theatre, the sights and the shops. We had a great night's sleep in a very comfortable bed and our breakfast was lovely, my husband had the full breakfast and I had the vegetarian one, the portions were generous. We would love to go back in the future.

Room Tip: Our room was at the rear, it was very quiet and peaceful and the view from the window at this time of year was stunning (we even saw foxes) However, I think that the front rooms would be just as quiet as it is a quiet street and they would have views across the water to Fife.
