Booked this guest house last minute based on the reviews and it was definitely as described, booked the four poster room which was exactly as the pictures, breakfast was served very promptly once arrived in the breakfast room. Yvonne and Brian were very helpful with things to do and places to visit, and once the car was parked in the secure car park there is no need to move it as the bus stop is a 2 min walk away, just be mindful that Edinburgh operates a Sunday service. Will definitely book again

Excellent breakfast and excellent accommodation, Stayed for the weekend it was a bit out of the way from the city centre (approx) 15 min walk.
The owners are very polite and very helpful.
There are nice bars on the way up to the city and also a very nice indian restuarant.
The edinburgh museum is an excellent place to visit.

Great location, 20 mins walk to town. Close to some nice bars and restaurants.
Room was a great size, spotless and had everything you would need. Very nicely decorated, a great sized shower that was lovely and powerful.
Owners were very friendly, breakfasts were good and served quickly.
My only slight niggle was our room was downstairs next to reception and breakfast room so you will hear people in the morning but Edinburgh has loads to do so you don't need a lie in really anyway.
We will definitely come back and at £75 a night it was a great price, thank you.

We booked here last minute and were surprised that we got in due to the good reviews it had, we were even more surprised when we arrived and found it to be the same b&b that we had stayed, 7 years before. As it was a last minute booking we could only get a twin room, but when we arrived we were given a family room that comprised of a double, single bed and a bed settee. As we remembered the owners were first class as was the food, the price was £90 for the room inc breakfast for a Saturday which compared favourably to the locality. Free parking, clean, decorated to a high standard it definitely ticks all the boxes, its also on a main bus route into the city that will cost you £1:50, each way unless you feel like a 20/25min walk. It definitely will be sooner than 7year's next time.

Room Tip: A bit of road noise incurred in number 7.

Our welcome was very warm and Yvonne, Brian and Simon couldn't have been more attentive. We were given hints and tips on local excursions, pubs and restaurants. Highly recommended is lunch or afternoon tea and a tour around the Royal Yacht Britannia. It is a must for visitors and was the highlight of our trip.

Lauderville is a beautiful stone, listed guest house, which is tastefully decorated and spotlessly clean. It is situated approximately a 20 minute walk from the city centre. Our room was very well equipped, however quite limited in space. The small en suite has a great shower and the free wifi was a bonus, very fast and no problem to use.

Breakfast is served in the spacious breakfast room and there is a good range of choices on offer, all beautifully cooked and delicious.

We are very much looking forward to our next visit.

If you judge your accommodation by the host, then this is the best Guest house in Edinburgh, Nothing was too much trouble and attention to detail was very notable, assistance was at hand if needed and a wealth of local information from attractions to local restaurants and even best local pubs, Brian Yvonne and Simon were just the perfect host. The house is ideally situated just outside the hustle and bustle of the city centre, the rooms are spotless, the house itself is full of character and tastefully decorated, some of the rooms are small however adequate, all are extremely homely and very well equipped.
You will find it difficult to find a better breakfast anywhere in Scotland!

We booked this at the last minute for an overnight stay in Edinburgh. It is located on a main bus route and about a 20 minute walk away from the centre.
On the website it states that book in is from 1 pm. However, we arrived at about 1.30 pm and found that they weren't ready for guests. It was slightly unprofessional but things got much better from there. After a short delay we were taken to the amazing four poster bedroom. It is old fashioned but full of character and interest. The bathroom was very very modern and very well equipped.
The owners, Brian and Yvonne were very helpful with directions and things to do. Car parking is limited on site and is on a first come first served basis. But the owners moved their own car to accommodate us.
For breakfast there was a good choice of both cold and hot food. The french toast was very yummy. The owners son (Simon) worked very hard to please everyone and took time out to give us advice about where to park etc. in Edinburgh.
A great stay with a good nights sleep and good hosts.
