We just spent 2 nights here and we weren't disappointed.
The room was spotlessly clean, very comfortable and well equipped.
We received a warm friendly welcome and were given lots of information regarding busses, places worth visiting etc.
Their Scottish breakfast is a must, it's fresh, hot and very well organised.
We would certainly stay here again and highly recommend it.

This was our first trip to Edinburgh and we were delighted to have found this B&B, a fairly short walk from the heart of the city. Kate and her sister were very helpful and friendly and provided delicious high quality breakfasts each morning. The eggs were cooked to perfection! The house is newly renovated and our room was very comfy and tasteful. There were nice little touches. All in all this is a classy and well-turned out B&B and we would definitely stay there again and we highly recommend it.

Traveliing by myself it was great to land in a comfortable place with a warm welcome! Maggie and Kate were very attentive hosts (without being at all intrusive) and their attention to little things was much appreciated. Knowledge of local attractions and getting around was really handy and they made sure that this was available straight away when its most needed.
Thanks fr a great stay-wish I had stayed longer!

If you are looking for cleanliness, friendliness, a wonderful breakfast, attention to detail, pretty rooms, all at a great price, LOOK NO FURTHER. We spent 3 night at this wonderful B & B and enjoyed every minute of it. It is only 10 minutes by bus to city center. We 100% recommend it and would definitely stay here again in the beautiful city of Edinburgh. Thank you Maggie, Kate, and Gordon for such an enjoyable stay!!

I absolutely recommend this lovely Bed and Breakfast! Maggie, Kate and Gordon were so welcoming to us and helpful as we navigated our way around Edinburgh. The rooms were so clean and comfortable. They paid attention to every detail that makes a B and B so charming- from flowers on the tables, tea and cookies in our room to an extraordinary breakfast!
After We left to continue our trip to England, Maggie contacted me about my shoes that were forgotten in our room. She thoughtfully sent them to our next B and B ! So grateful to our extraordinary hosts!

We stayed here for one night during June 2014.

The B&B is very clean, has got a great standard of facilities and serves a good selection of good quality breakfasts.

The property is modern but has retained many of its original features.

It is on a bus route but is about 15-20 minutes from the city centre.

The owner we met was very friendly and helpful.

Our room was decorated to a high standard but was small - especially for the price we paid. I appreciate its a supply and demand issue but £100 for our room was way too expensive.

I was staying overnight for an interview and staying here really did help me relax before hand!

The room was so comfortable and exceptionally clean. Lots of nice finishing touches and made me go 'awwwww' a lot!

The breakfast was beautiful! PERFECT POACHED EGGS!!!!!

Will definitely stay here and 100% recommend it!
