“Hidden Gem....”

I found this by accident and it was an excellent find. A delightful house, with wonderful high ceilings and large rooms with plenty of character.
The Name of the accommodation is not displayed, but ring on the door of number 8 and your wonderful host will great you personally.... (sadly we arrived a Little too early :()
Duncan is a real character with many talents... including many languages (we know at of least 3)... He provides an excellent choice for breakfast - just a shame we were not able to fully enjoy as we are not big breakfast People!
It is centrally located in the new town yet Close enough to walk to the old town.
The bars and Restaurants on Rose street are within 3 minutes walk and Princes Street about 5 minutes.
The communal breakfast is really enjoyable, although for some this might not be the same.
We were in room 1, with a large canopy bed and plenty of room. Just be Aware that you must Close the shutters when sitting on the toilet!! :)
Feel free to ask Walter or Duncan anything - they are happy to help organise your visit to Edinburgh and this will help make your visit super....

Room Tip: We had room 1, which was big, airy and very quiet

I have to admit, when we first saw this place, we thought "is this really a hotel?" The initial concerns were quickly overcome as we saw that the place is beautiful. The breakfast was fantastic but made all the better by Walter & Duncan giving their history of the house and Edinburgh. I'll definitely stay there next time.

Have been coming back to this wonderful bed and breakfast for two years now if you want to enjoy a fine Georgian town house close to the castle and all the attractions Edinburgh has to offer then look no further!!! The owners are warm,friendly and make you're stay very special...All the rooms are lovely and breakfast is served round one large table where you can look forward to great conversation and a breakfast choice that is second to none...Set only 250 yards from Princes Street it has a fantastic location and better still free parking can be found near after 5 pm on a Friday until Monday morning!!!

We stayed in this hotel for two nights recently.What a wonderful experience.It is so central and close to nice restaurants .The communal breakfast was delightful with great opportunities to share experiences and plan trips with thoughtful advice.Thank you Duncan..Go for the full Scottish breakfast at least once while you are there.Lovely organic food freshly cooked .Our four poster bed was so comfortable with crisp white sheets .The natural lighting in our room was amazing through large windows .Not a squeak could be heard, so peaceful. Difficult to find another experience like this and we stumbled upon it .Good luck to young Henry who we met there, off to Edinburgh university ,hope you have settled in. Kate

This lovely house quite close to the middle of Edinburgh is an amazing place to stay. The rooms are lovely, large with stunning decoration. Our room had a huge bathroom. The breakfast is wonderful. You get a wonderful choice of things to eat for breakfast from a full scottish breakfast to pancakes. The hosts are lovely and made us very welcome. A wonderful place to stay, we would recommend it to everyone

Friendly hotel, with jolly communal breakfasts. However we had no hot water for the first 24 hours which was met with: 'not our fault'...'power failure in street'...There seemed to be no understanding of the inconvenience and annoyance this caused to guests...and no apology. A small gesture was all that was needed, rather than a defensive 'nothing to do with us' attitude.

Fantastic! We stayed at the hotel for a week in July 2012. The rooms were clean, quiet, large, atmospheric and I had many nights of good sleep. Breakfast was delicious and at the breakfast table sat the host Duncan and came up with suggestions about what we could do that day while he made the delicious breakfast in our order. Hosts were happy to order both taxi and car rental for us. Great value for money!.
