Booked on Late Rooms. On Arrival no body about to book me in but key in named envelope, so ok so far so good. Great location and easy to find, free on street parking which was ok but had a to search for a while. Up to room 6, top of the converted house. This is right next to a bathroom which was modern and clean, (was noisy when used during the night)again so far so good. Enter room 6. Ensuite bathroom was about 1.5m wide by 4m long, tiny sink, toilet and shower (which was dirty). Bedroom itself was a double (just) with a modern looking bed and flat screen TV. Decor could do with up dating and repairing (curtains especially) as wall paper was hanging off the wall. Single paned windows onto a noisy road (bus route) which were also a little draughty. Overall worth the £37 I paid. 5 minute walk from Leith town centre planty of places to eat and drink. Wifi good and free.

The strange part is breakfast is not open unitl 8.30am and then nobody is about its help yourself. So I did, still no one around so left keys in the small basket at reception and left. So in conclusion, no customer service, great location and price, room a bit dated and in need of attention, ensuite is this room was obviously a late after thought. An OK stay over for 1 night but thats all.

My room measured 1.8x2.4 meters, built in a dormer window (the ceiling is high enough just in the centre). The unique piece of furniture serves as dresser, bedside and tea table. Sorry, no wardrobe here: you are supposed to hang your clothes in a corner just above the tea kettle.
Oh, you carry luggage? Well, put on the floor on the last half square meter.
Bathroom is shared and not so bad; unfortunately a broken door of the shower stall was replaced with a convenient curtain...
Breakfast is served from 8.30AM to 9.30AM (actually stuff is just drawn out of the fridge).
Neighborhood is quite, there's a huge park opposite and the bus stop for Airlink is really close.
Summarizing, this place is not a real "house" (not anymore, i suppose), i'd rather call a cheap accommodation.
My advice is to look for something else.

I'm not sure what standards people are used to if they're leaving positive reviews. Let me start by saying I did not expect the ritz when booking it, I know the price was quite average and all i expected was a clean empty room with no extras.

Clean is the opposite of the state of the room I had booked, there was an odd stale smell in the room. The shower had numerous hairs that I assume had been left my previous guests - why wasn't the bathroom cleaned? Calling it a bathroom is slightly ambitious as you can barely get changed in there its a tiny box of a room. Also the shower did not work at all, after enquiring about the shower I was then told to use the shared shower in the hallway which also didn't work. The temperature would constantly change, once again there were hairs everywhere as well as dead flies on the window seals and counters.

The hotel is a bit of a distance to anywhere, and the area it's in isn't amazing.
The customer service is almost non existent. I'd never stay here again. Having travelled for the previous year I can honestly say i've stayed in better hostels for a third of the price.

Room Tip: There are no good rooms.

The rooms were cleaned only irregularly (every second day).
Close to city center. Easy check-in. Good WiFi usability.
The room was generally not well cleaned – there were still pieces of clothing and a baby bottle of previous guests in the room. At the beginning the light and the hot water in the bathroom didn't work. The bathroom door was not lockable. The breakfast was very simple. Comparatively cheap but unacceptable due to the points mentioned above.

This was the second hotel of our Scotland road trip. We stayed for two nights.

We are a family of 4, two adults and two teenagers.

Booking.com receipt stated parking 'available'. This is actually outside the hotel - on a very narrow, busy road; we spent a lot of time worried about our car.

The room was small, squeezing in one double bed, and two single beds. The shower / toilet was basically a converted wardrobe.

The room was dusty, and was in need of decoration. It was noisy and difficult to sleep.

There was a floor standing lamp in the room, which had no fittings or bulb. The wardrobe was broken, and the windows did not close properly. The door handle of the actual room was coming off, we struggled to get into our room.

Edinburgh City is about a 1.5 mile walk away. Leith is not the prettiest area, and it was difficult to find places to eat nearby. The receptionist (on our arrival) did not help us with this at all. We did eventually find a nearby, local pub called the 'Persevere' on Easter Road, which was friendly, and the food was delicious.

Breakfast was continental (we had to pay extra for this). Ingredients were all 'saver' varieties - no frills - and no attempts to hide this. The bread was mouldy.

The 'stand in' receptionist on this day (an Asian lady) was extremely friendly, helpful and chatty. She advised on places to eat and to visit.

We were glad to leave, and would not return.

Room Tip: Only suggested for single people, not for families.

Unbelievably bad! We didn't arrive at the guest house until just after 6pm which we had advised them of beforehand. When we got there the front door was locked, and no one answered either of the two buzzers on the door. I tried to ring their number after about 20 minutes of waiting, no one answered! About 15 minutes later we received a text message to give us the code to get the master key and our room key which was inside on a table. The next morning we went to reception to pay for the room and the girl at reception didn't work for the guesthouse, she worked for the beautician that operated on the bottom floor. The bill included a £5 fee for the express checkin! I refused to pay based on it wasn't advertised at time of booking and the fact no one was actually on the building and we were left waiting 40minutes at the front of the building. Things did not get better!
The room was ok but the bed sheets had stains on the them, two old pillows were stuffed into each pillow case and you could see ugly stains on the doona/duvet through the cover. You couldn't get wifi on the top floor which was where our room was, and the communal toilet/bathroom was not cleaned the entire time we were there! (We were there for three days). Also toilet didn't flush properly, the doors were difficult to open/close and there was a strange tilt to the floor in the entire room. We did not see, speak or hear any staff the entire three days we were there. On the last day the flat screen TV fell off the wall and smashed on the floor. My husband and hadnt even touched it and we were lucky we werent near it. closer inspection saw the bracket had been screwed into the plasterboard with plastic screws. Couldn't find anyone to tell so again had to ring the number. She said someone would come to replace during the day. When we got back the broken TV and bracket had been screwed back in to a different part of the plasterboard with the same screws.
Overall a terrible experience. This is not a guesthouse, this is someone's house and they just rent out the rooms. They don't bother to clean and are extremely lazy about maintenance. And well over priced for what you pay! Don't pay more than hostel rates for this place because you won't get any better for your money!

Booked this as it was reasonably priced. The cleanliness was questionable. The bed had seen better days. In addition there was only 1 towel even though 2people were staying. When going downstairs to ask for another towel I found that the breakfast room was also being used for linen sstorage as well as the reception.

This bed and and breakfast could have so much potential but it seems like its just a side thought over the beauty salon downstairs.
