Met by very friendly owner Andrew on arrival who really made an effort to have a chat every time we saw him. Room was superb. Very comfortable and clean along with a great view of the garden at the rear of the house. Hotel was situated in a very nice area within walking distance of most of the important places. Would definitely recommend and will return again.

We stayed here for a total of 3 nights and would/will stay here again. Eddie and Maria were excellent hosts, helping us with everything that we needed. The house was beautiful and very well maintained, the rooms themselves were lovely and kept to a very high standard of cleanliness. Location is perfect for what we wanted, close to the station and a short walk to most of the cities beautiful attractions. Look forward to our next visit, thanks again!

lovely b&b, quite confortable and wiithin easy walking distance to the center and main attractions. kind and nice owners, nice breakfast, well decorated , warm, clean and really welcomed. withouh any doubt if we come back we will stay at adria house. thanks. Edinbough is a really nice and surprising city, with an exciting atmosphere.

Room Tip: there are two floors with stairs, no elevator.

I stayed here for five nights in March 14. Initially we only planned to stay for 4, but loved it so much that we lengthened our stay!
The hotel is beautiful, traditional and luxurious, yet holds a homely touch. The rooms are impeccably clean and tidy, it is clear that much thought has been put into the beautiful decoration and homely touches. The location and building is perfect, well kept and the Georgian style is very apt for anyone looking for a real historical stay in Edinburgh. Immediately as you enter through the hallway you can appreciate the in keeping decoration and the elegance of the building.
The hotel also provides a grand living room with any amenities you could require, including a piano and a beautiful chaise lounge if that takes your fancy! The dining hall is also luxurious, decorated with traditional style so you can start the day in elegance.
The staff are wonderful, helpful and kind! You couldn't ask for more. Always happy to help by lending an umbrella or a packet of cards, greeting you with cheers as they do so. They really go above and beyond to help, and provide homely touches like soft classical music playing throughout the day.
Literally couldn't have asked for better accommodation, will definitely be returning and highly recommending to friends and family!

All I can say is : wow. We stayed here initially for one night at the beginning of our stay on Scotland and reserved another night at the end of our stay. I have rarely stayed in a place that oozes with such care, taste, and class. And all this for such a reasonable price! The hosts of Adria House, Maria and her brother Eddie, are warm, knowledgable, and... Incredible hosts! Eddie patiently answered our questions about the history of the building, and Maria took the time to fill us in on the things to do in the area. The rooms feel like "home" and the house itself is impeccable. Breakfast was delicious (choices of hot and cold). We stayed in a room that did not have an en suite bathroom but no matter - bathrobes were provided to us as well as a key to a private bathroom outside the room. All in all, an excellent stay and we recommend this place to anyone staying in Edinburgh.

A very well run guest house, huge room, excellent wi-fi but then again the booster was in our room, splendid architecture, very tastefully decorated and spotlessly clean. Superb breakfast after which I don't think I needed to eat until dinner time! We had room 6 on the 2nd floor which faces the back and is not overlooked by any buildings. This meant that the room was wonderfully quiet and completely dark at night which meant that I slept like a log. Climbing back up to room 6 after such a fab breakfast was rather exhausting!
I suppose the only area that could do with improving was the ensuite which was quite tiny (but spotlessly clean) but with a shower curtain which I have a dislike for anyway - I think shower doors are much more effective and there's less likelihood of inconsiderate guests leaving the curtain outside the tray while showering. But now I'm being petty. I would definitely stay here again if I had the good luck to return to Edinburgh.

Room Tip: For good sleep, choose a room at the back, e.g. Room 6. Quiet and very dark at night.

My family had a superb stay at Adria House. Our room was very comfortable, the food was tasty (the best coffee on our UK trip), and our host, Maria, was very accommodating. We will definitely stay there again the next time we are in Edinburgh.
