Very much enjoyed our stay with our sons. One of the few smaller inns to offer a room set-up that would accommodate our family - parents plus two sons not old enough to stay in their own room. The queen with two twins faces the front of the building so if you would like to open the windows as we did, you might want to ask about a room facing the beautiful back garden instead. The bit of street noise did not last long into the evening. Plenty of room to move around (especially compared to the room we'd just left in London) and nice to have several chairs and a sofa in the room as well.

The house is beautifully maintained and we appreciated that Maria and Edward welcomed our family. Our boys especially enjoyed all of the choices for the delicious breakfasts each day and the breakfast room is lovely. Absolutely the highest standards of cleanliness all around.

The Inn is a £5 taxi ride from Waverley Station if arriving by train. £20-£23 to the airport. Close walking proximity to the Palace of Holyroodhouse. Manageable 15-20 minute walk to Edinburgh Castle down the Royal Mile.

The Adria House was a Wonderful, beautiful, and charming place in a great location with kind and helpful owners! Bottom line, the Adria house is incredible. United lost my husband's bag and they let us use their phone without hesitation and were so empathetic and kind.

A great B&B set in a beautiful part of Edinburgh with easy access to city center, castle.The back gar den is beautifully maintained. Walking distance to Hollyrood. The room is very clean with beautiful furniture overlooking the back garden.

My husband and I thoroughly enjoyed our two night stay at Adria House. Edward and Maria were warm and engaging with all kinds of helpful tips for navigating Edinburgh. The room was spacious with a lovely view of the floral gardens. They are clearly dedicated to restoring a maintaining an extremely tasteful, clean and comfortable "home away from home" for their guests. Highly recommend this convenient, welcoming, and lovely B&B!

We spent a night at Adria House to begin our Scotland visit. It was a great choice.

Our room was very spacious and comfortable, with high ceilings and both a queen bed and two twins. The en suite bathroom was larger than the norm we had come to expect from other B&B's. The common areas, as well as the room itself, were clean and well maintained. It's nice to see such a fine old building well cared for.

We arrived on an early flight and the owners graciously allowed us to store our luggage. We also ended up using the common sitting room for a rendezvous with friends before our room was ready. The owners were very welcoming and engaging, giving us tea and biscuits, along with directions and suggestions for our day in the city.

The location is convenient to the city centre but the street had little traffic. We took the pedestrian short-cut through Calton Park to get to and from Waverley, which has a bit of a steep path, but it is a nice amble that affords some good views along the way.

We enjoyed a good night's sleep and a very good breakfast in the large dining room in the morning.

So all in all, Adria House is a very nice B&B, run by even nicer people. We'll definitely book here on our next Edinburgh visit.

Adria House was perfect in every way for my daughter and I. You can read from others about the detailed attention to preserving (or perhaps in some cases restoring) the character of the Georgian home, a real treat for those of us who prefer color and woodwork to the cold modernism so prevalent in the upper-end UK interiors. What really shines though is the gentle grace and way of the brother and sister team who own this place.They do go out of their way to help you make your stay wonderful. The location is quiet but close to the new tram and bus lines so getting a cross town is easy. Walking up Calton Hill is a treat, especially if you don't know what to expect (allow yourself to be surprised). We had n early train and Maria ensured we had a packed breakfast to take on the train, which was far nicer than what we would have had buying from the trolly. The garden in the back of the house is beautifully tended. All and all, I hope we get to return for a stay.

The Adria house is a wonderful guesthouse situated near the center of Edinburgh. The house itself is in a wonderful condition featuring high ceilings and skylights, giving a glimpse into a past with beautiful architecture. Our room situated on the top floor was very comfortable, spacious and bright and very tastefully furnished, the bathroom (also with a skylight) simply enormous with all convenience you could ask for. We were warmly welcomed by Eddie, who gave us very useful tipps on parking (if travelling by car make sure to ask him, fines in Edinburgh are atrocious!) and hints as to where to go in Edinburgh. He also gave us helpful pointers as to how to get to the Sheep heid inn :-) We met Maria the next morning, who provided us with a great breakfast in the very cozy dining area.
Eddie and Maria are very charming hosts and made us feel very comfortable.
Our room was equipped with all technical necessities you might want, from a modern TV to Wifi, although with Edinburgh just outside we hardly made use of these.
We thoroughly enjoyed our stay at the Adria house, and would be glad to return again. We can very much recommend it.
