After reading certain reviews I was unsure of how this hotel would be. It is in fact a gem, situated about a 10 minute walk from princes street with regular bus service (and close to the airport and a train station). The room we were given was nice clean spacious and the service was amazing (make sure to talk to Carlos if you ever visit). Although some touch ups can be done in rooms, overall great place to stay.

Stayed here two nights either side of our trip to denmark, first night and im pression was, yeah not bad was nice sofa to sit and relax carpet was filthy though worse than my 6 yr old daughters room and thats saying something!, couldnt have a shower because as soon as you put cold water on turning the hot tap on just made it so hot it was unusable even when i turned off the hot it was still going!! very weird, partner woke up to the very strong smell of someone smoking (we were in room 8), windows were not shut properly the heater in there i think was from the 1950's and only got hand warm so never warmed the room up. stayed in a four poster bed which was sank in the middle so kept rolling into the middle with my partner so rather uncomfertable night before our flight. also wifi bit rubbish on first floor. second night there we were givin room 20 when i asked the receptonist which floor it was he replied"no idea"!!! so we hauled our own luggage upstairs to find it was on the second floor which byt the time we reached the top we were breathless, we then had to drag through all the narrow doorways and eventualy ended up in a cardboard box of a room. the lock didnt work at all so had to lock it with the key everytime we went in a out , the bathh room was so 1960's olive green bathroom which clearly had a infesation of somekind as these tiny baby moth things came from behind the toliet. there was a also a monster dead spider there. the window was old mouldy and broken. the room it selfs was so small i had to sidewalk around the bed to get to my side which is not nice at 2am. again window mouldy old and broken, bed was confy to a point but again carpet horrible and no seat to relax properly. was disapointed with the four poster bed, very rickity and was scared it was gonna collapse. so overall view, no lift with 5 floors!, wifi didnt work on 2nd floor bug problem and extremley dated decor and bathrooms! would have prefered to sleep elsewhere

My room wasnt as booked. I was up fourth flights of stairs no lift. There was no hot water room were freezing and the windows didnt close properly. The bed ( I use the word in the loosest term) was two mattresses on top of one another which due to a bad back means I had to use the duvets and sleep on the floor as they had no other room and hotels in the visinity were fully booked. No hotel information anywhere not even fire evacution signs which I believe is legal for hotels

One positive point : the hotel is very well placed near the centre. Otherwise it's hard to be positive. The rooms weren't clean, there was no hot water, we had an infestation of clothes moths, the heating wasn't working, and one of our rooms was perched up 4 flights of steep stairs, no lift, but loads and loads of heavy doors to struggle through. The guys on reception were sweet but had no idea what they were doing. The whole place desperately needs refurbishment.

My parents stayed for three nights the room was big but smelled a bit of humidity.
Generally the decoration is old and needs a goot refreshening be that in the corridors or in the room itself, but it was quite clean and the bed was nice.
The location is really convenient just a short walk away from the main attractions or a great choice of buses going to every part of town, including the Airlink bus going the the airport wich stops just 2 minutes away from the hotel, just in front of the railway station.

An average 'Boutique Hotel' - value for money in terms the room and service. We stayed in Edinbrugh for 2 nights and wanted something that was central to all the touristy sites and comfortable. The double room was absolutely huge, bathroom was okay, towels were clean (although they were not changed the two days we were there).

Good location in general, the night porter was very friendly and helped us check in (as we arrived after 1am). Parking is very limited, we parked at the NCP near Edinburgh Castle.

Stayed the weekend in the Edinburgh Ritz only complaint I would have was the heating ,both heaters in room didnt work but the porter seeked us out a portable heater , great location and very quiet at night
