Minus points:- Overall the condition of this hotel is poor. We stayed for two nights (Friday and Saturday) in October. We had no hot water on the Friday we did bring this to the attention of the receptionist about 4pm, who told us the boiler had stopped working and would be fine within 15mins. No idea when it did eventually warm up we went out about 7pm after a freezing cold shower. It was hot the following morning. The bathroom floor was giving way under our feet in places. The bathroom also smelt unclean. The TV reception consisted of 3 channels with no remote satellite tv was Sky news hardly Satellite TV!!
Plus points:- The beds are clean and comfortable as are the towels etc. The room was comfortable enough for a cheap weekend get away. The Hotel was obviously going through some refurb as the builders left just after we arrived and didn't work during our stay.
Overall you do get what you pay for it's value for money but I wouldn't stay again.

Room Tip: Not 105 hotel reception is directly beneath door bangs constantly, Choose 107 or 108 much larger and...

I can only apologise for the inconvenience caused by the maintenance issue with our boiler. As soon as the problem arose, an engineer was called and was fixed immediately. I am sorry that this caused you to have no hot water for a short while. I have passed your comments to our maintenance and housekeeping and these have been actioned.

I am very grateful for your feedback as I will use this to improve the hotel standards in conjunction with the work we are doing on a daily basis.

We hope you will come back again soon and see the difference in the hotel once the refurbishment is completed.

I stayed in the Grassmarket Hotel for 1night in September and to be honest,I really wish I hadn't! The hotel is in very poor condition, with wallpaper hanging off the walls, carpets thread bare and facilities on a less than basic scale.

The rooms in particular were very shabby. The TV only had 2 channels (channel 5*, and 5USA), the bed was not comfy and I was only given one pillow. There were also some odd black stains on the bedding. When I tried to move the bedside table (that was on wheels) it fell to pieces in my hands and I had to re-assemble it. The bathroom was dire. It was so small that I could sit on the loo with my feet outside the door with my head over the basin; it was literally a poorly converted cupboard. The shower itself was either scolding hot or freezing cold and didnt look as though it had been cleaned.

The only saving grace for this hotel is that the receptionist was friendly and it is in a good location for exploring the city, but to be honest, there are much better hotels in the area for a similar price. My advice...avoid this hotel at all costs, even if you are visiting the city on a budget. A stay in a hostel would be better than here.

Firstly I would like to apologise for the poor experience you had with us. The Hotel has changed ownership over the past few weeks and we are now fully committed to improving the hotels standards. We have started refurbishing some of the rooms already and we are all working very hard to remedy the hotels issues with it's previuos owners. We arrived at 2.30 in the morning and a rude person in the front desk said that we have been transfered to another hotel because it was overbooked! When we asked for explanation he said "i dont know, i am not responsible, end of question..."
He put us in a taxi, send us to another hotel 10 minutes out of the city without ever explaining why. Next morning, the Manager of the other hotel said that there was an electrical problem in the room ( as Lonely Planet said that hotels will tell us of something is overbooked...)

Anyway, it looked awful from the outside and even though it is very central, it doesnt worth it to stay there since transportation is very easy and often.

This was a 2 minute walk from the Royal mile and 5 mins from Prices Street. Great shops and bars nearby (there is actualyl a bar joined onto the hotel). It's a bit tired and old-fashioned, but if like us you are just looking for a place to sleep then this is fine. Shower a bit groggy (need to be re-tiled) and tv is very old with only 2 channels! On our last day, the tv only picked up the Jewellery Shopping Channel, but nothing that hampered our lovely break away. This is the closest hotel to the main streets at a reasonable price. Others were almost double. We were happily surprised to see just how close it is to the Royal Mile. We really only went there for a bit of shopping and to do the Ghost tours, so suited us just grand!

Room Tip: We were in 216 which had 3 lovely big windows (If not dated and not very sound proof)

Stayed here a couple of week ago for a show in Edinburgh castle taking members of my family and their partners. The hotel was in an excellent location right at the foot of the castle and we even heard the sound check of our band. Lovely little vintage shops and upmarket shops to brose in the local area and a nice Italian restaurant at the foot of the castle steps.
But the hotel..... clean beds, friendly staff and thats where it stops. Burn iron marks on the carpets, light fitting falling out of the walls leaving wires showing, old decoration, mould in the shower. toilet not fixed to the floor. Holes in the walls, outside window locked open with nails then a grubby white net curtain to a inside pull glazing which came of its hinges. We had the top two rooms , BOTH very poor, and the lift was full of chairs one day. I would not go back back go to one of the other Grassmarket hotels in future. I was very embarrassed to have booked this for my family.

Room Tip: Dont get top floor two rooms

we found the hotel fine for a weekend stay bedding was clean and changed daily staff were friendly ,breakfast menu was fine if a little pricey.

Stayed here march 2009 - but only just started using trip advisor. Loved this hotel and my room. Very cosy. Great position and very welcoming pub next door. Can assure you we will be returning x
