We did not spend a lot of time in our room as there was so much to see and do in Edinburgh so it was a great place to come home to at the end of a busy day. We walked (with rolling suitcases) from Waverly Station in 15 minutes (use Cockburn Stret at the end of Waverly Bridge to Nicolson Street - its faster than going across Northbridge) or there are a lot of buses that go past Northbridge/Nicolson a block from the hotel.

The breakfast was the best deal in the UK. Made to order 'full breakfast' and a self serve table with fruits, juices, toast, breads, cereals, danish, coffee, tea, etc. Served in the students lounge next door - very friendly staff there. There is a locked area to store bags so we checked out early to do more exploring and picked up our luggage at the end of the day.

If all you want is a clean, expensive place to sleep at the end of a busy day then this great value. Yes, the room was small but that is pretty standard int the UK and the shower was tiny but the water hot. We were on the third floor with no elevator and no valet to help with your luggage. The first floor only has single rooms. No room service but there was a coffee maker and a kettle. There are small grocery stores on Nicolson Street and many restaurants closeby (including a subway at the corner). It was really quiet even though we faced the street. It was tucked out of the main stream but we felt secure walking in the area late at night. All in all we felt we got a good deal for our money.

Bearing in mind this is student accommodation, I was pleasantly surprised. OK, the rooms are small so you wouldn't want to spend much time in them but we just needed somewhere to crash for the night. For that purpose it was fine but I wouldn't want a week's holiday here.

We had booked a double but found that it was just a single room with a double bed in it so there wasn't much space at all. However, we felt that the furniture could have been re-arranged to create a bit more space. Also the bathroom is a typical student all in one wetroom and once two of you have had a shower in it, it's then pretty wet underfoot if you are trying to use the sink or the toilet

The room was clean, the bed was comfortable and it is an ideal location about 10 minutes walk from Waverley station.

Our room was at the front overlooking a cobbled street so traffic noise was quite bad during the night - not a lot of it but what there was was very noisy due to the cobbles and there was traffic all through the night with no quiet period.

Breakfast is served in a separate building next door. There was a choise of cereals, rolls and pastries etc and then a full cooked scottish breakfast. Much better than I had anticipated

Overall for £64 it was good value but I would have to say that if you can get a good deal at the Travelodge/Premierlodge (had we booked early enough there were rooms for £80) then the extra £10 or £15 might be worth it for that little bit extra comfort.

I would definitely stay here again if I just wanted somewhere to crash for a night.

This hotel is a hidden gem in Edinburgh"s Old Town. There is no website for it & it is not mentioned in any guide books I have seen. But what a great find! We stayed in a double room with an adjoining bathroom & shower, & compared to other rooms of the same price ($135.00 per night w/ taxes & fees--can't beat it!) it was quite roomy--it had a desk, several chairs & a wide cupboard. Tea & coffee making facilities were in the room. Breakfast was also a nice bonus--they cook it to order for you & also give you a buffet of continental food to choose from. It's also very close to the Royal Mile. Very nice indeed! I would most definitely book here again.

Good location , less than 10 mins walk from Royal Mile. Rooms basic but comfortable , friendly staff. Breakfast was great - you can have a continental and a fried breakfast if you want. Which is nice...

Room was clean and tidy. The ensuite is a bit on the small side ,more of a wet room but no problems. Bed was cumfy,with clean sheets and pillows. Wardrobe for your clothes and chest of drawers ,plenty of space .Price At £60.00 for a Double room/night (not per person) includes a great breakfast of continental buffet and a cooked breakfast that will set you up for the day.
The staff are very friendly and helpful.
Restricted parking in the street but free parking a 10 minute walk away at the University car park.
No lifts in the building and you could be on the 4th floor.
The town centre is a short stroll around the corner. You are also not to far from the Park.
It can be noisy but thats down to the less considerate guests rather than the hotel.
All together if you are after an inexpensive trip to Edinburgh try this place out.
Recommended.

This appears to be a converted university halls of residence. The rooms are small, and the en suite facilities are basic but functional. It's cheap, clean, the staff are friendly and breakfast was great in the morning. They also offered free parking about 5 minutes down the road (although there was plenty of spaces available in the metered parking on the street outside). It's on a quiet street, so there's no problem with street noise overnight.

Overall, this was fantastic value for money, and I'd definitely stay there again.

excellent location walking distance to main parts of town. nice enough rooms, plenty of space and comfortable bed. Clean.
Breakfast was above average.

Essentially this is an upmarket backpackers being normally used for student accomodation.

Value for money and their is a laundary next door
