we stayed at this lovely hotel in the middle of may, before we arrived we came on here and read some of the reviews, we were a little wary to say the least, however on arrival our mind was put at rest. We were met at reception by a lovely young lady who was very helpful. She saw that we were a little disheveled from our travels in the typical Scottish weather ( TORRENTIAL RAIN!!! ) and offered us a hot drink straight away as our room was not quite ready with us arriving earlier than the check in time. She allowed us to sit in the quaint bar of the hotel and made up our room as quickly as possible, we didn't need to wait long and when we got to room 10 we were more than pleased, the room although a little tired was perfect for our needs, and we were so glad to see that there was a hair dryer and also an iron and ironing board which was a godsend. Breakfast was continental and free so couldn't complain! I do think a cooked breakfast would be better even if we had to pay would have done so gladly! Thrilled with the time and care the staff gave to us and will be sure to return in the future. Don't be put off by negative reviews go and check this hotel out for yourself, once they have finished decorating everywhere I don't think that anyone could fault it! The hotel is not a 5* and does not profess to be so, however what they do have is 5* staff!!

Room Tip: we have only stayed in room 10 and it was a little tired in decor, however the bed was comfy and the room and en-suite was spotless

I basically choose this hotel for location as attending show at playhouse, also not lot hotels accommodate for 3 people with sharing with single beds. Price very reasonable. Entrance hall has a warm welcome, staff very very friendly nothing is too much trouble for them they make your stay as pleasant as possible. Our room wasn't refurbished but was clean and comfortable had everything we needed even a fridge had a good sleep beds were comfy. Receptionist was friendly (sorry I didn't get your name). We met Eddie on our way out to theatre he is very pleasant offered us a brolly after show we went downstairs to bar and had a great night Emma the barmaid made us very welcome. breakfast is basic. Overall we had a very relaxed time will certainly stay here again

This is an old hotel, not the most expensive or modern hotel, however the place and the people are great, very close to the city centre, we were staying for two nights, one night at the start of the week and another night at the end of the week. The staff are very friendly and helpful there was no problem when we arrived early after getting in on an early flight, they offered us breakfast looked after our bags while we headed out to explore the city when we arrived back in the afternoon room was ready. The guys are full of great advice on were to visit and how best to travel around the city. Highly recommend staying here, I know We will be booking here when we return to the city.

I stayed here at this lovley hotel for 2 nights as an anniversary gift given to me and my husband, we were more than surprised by the level of customer care given to us by every staff memeber we came I contact with, the manager John-Paul is a lovely man and was very helpful, and his assistant Catriona was fantastic making sure we had everything we needed and more! This hotel really is a hidden gem, there are some negatives to be taken into consideration, the hotel is currently in the process of being upgraded and decorataed and once it has been done it will merrit in my opinion at least a four star accomodation in a prime location, never had the chance to try the 5* thai restaraunt this time but we are returning in august for 4 days so we will definatley try it then! All in all a fantastic stay and highly reccomended keep up the good work!

I stayed at Hotel twenty with a friend for 2 nights, we were meeting in Edinburgh for a girl's trip and had booked online, expecting a very basic hotel,as we were not planning on spending any time there except to sleep! We were very pleasantly surprised, the hotel room we stayed in was comfortable with everything you need, the owners are in the process of upgrading all the accomodation, the hotel building itself is grand. It is very near all the major sights and there are frequent buses to everywhere you need to go stopping nearby. The staff are super friendly and very helpful,one lovely lady even went and got some paint in her own time for my friend which we had been unable to find, after hearing us talking about it!! On the first night we ate in the in house Thai restaurant and we both said it was the best Thai food we had ever eaten outside Thailand. We highly recommend this fantastic value hotel.
