This small hotel was a great find in Edinburgh! Great Location and friendly staff, great for a weekend stay or longer! We were going to Lion King show and this hotel was 5mins walk from the Playhouse. Lots of restaurants, bars around the area too.

just under 10 min walk from Waverley Train Station so easy to walk to.

The hotel had a very warm, homely & cosy atmosphere, especially public areas. Free wifi aswell which is great and easy to connect to.

We did not eat in restaurant for dinner or breakfast so cannot comment on that.

Will definitely recommend and will stay again!

For the money which I paid it was ok. The room I was in could of done with a bit of update. For example the shower and the door lock.

More attention has been paid to the restaurant rather than the hotel. Especially the bathrooms. If only the hotel rooms bathroom was as nice as the resturant one.

The reception should really be at the entrance not in the basement.
, as I was in the room next to the entrance I did feel abit nervous.

One good point is that the staff were very friendly .

Stayed here for 1 night 2nd Dec 2013. Nice hotel being upgraded...very clean and tidy. Room decent for what we paid....management very helpful and friendly..nothing too much trouble. Only minor complaint was breakfast...continental is fine...but waa really cheap brands of cereal/bread/yoghurts...not very nice! would miss breakfast next time we stay!

I was very satisfied with our stay in Hotel Twenty. It has a central location in Edinburgh, just 5 min. walk from the Balmoral Hotel and Princess Street. The room we got was spacious, comfy, and clean, with all the necessary amenities. Nice shower pressure. The breakfast wasn't too fancy but it was varied and enough! The staff was absolutely great, they are genuinely friendly and they make you feel welcome! They left a prepared breakfast for me in one day that I needed to leave really early in the morning and they kept our luggage for us after we checked out. Besides all this, it is an affordable hotel. We enjoyed our stay and really recommend this hotel!

My boyfriend and I had managed to get this hotel last minute for a bargain price. We just wanted basic and clean accommodation walking distance to the xmas market and when we arrived we were pleasantly surprised!
Very friendly service and had a feeling of a home rather than hotel. Entrance is really nice with thai inspiration with a large bhudda.
Our bedroom had been decorated to modern décor and had a cosy feeling but spacious. We had a extra heater too which we kept next to the bed.
The only thing was the shower but when we were speaking to the owners, they are still in process of doing a refurb and really everything else made up for that.
They will try their best to make sure you have a great stay...we were offered a umbrella as it was raining outside and also got free thai snacks with dip when we got a bottle of wine and sitting watching the football in the bar. Continental breakfast aswell was good and as soon as we came out our room we got offered a large pot of tea or coffee.
Thank you to the owners and this is our new place to stay in Edinburgh!

Greated by the manager who took us to our room and explained everything we needed to know, also give us a map and told us nice places to eat etc, lovely and friendly.

Room was warm and cosy and reasonable for the price we paid, it had tv, internet and tea/coffee facilities. We had breakfast the following morning were we were greeted by the managers son, spoke to us regarding our trip and had a laugh and carry on, great sense of humour.

We left our bags behind reception for the day whilst we shopped as our train wasnt until mid afternoon, no extra charge.
The hotel was in the process of being modernised and we could see the hard work thats gone in so far, will be something to be proud of once completed.

Would definatly visit again, family run hotel with friendly, approachable and trusting staff.

One night stay at this hotel, we were greeted by the friendly manager and his Daughter who showed us to our room we were more than dissatisfied with the room which was no bigger than a large cupboard. We asked to be upgraded but there were no rooms available. As we booked in after 2pm on a very cold day there was no heating in the room, we were told the heating doesn't come on until 5.30pm. I sat with a throw around me to try and keep warm. On inspecting the shower cubicle the grouting on the tiles were black a toothbrush and bleach would have taken care of this. I didn't expect to get a lot for what we paid for the room but I expected to be warm and have clean toilet facilities. On our return from the theatre we found a radiator had been placed in the room when we were out this was too small to heat the room therefore we were bitterly cold all night. I won't go back I expect more from a hotel.
