Spent four nights at Alba Hills Guest House in May 2013 and it was worth every penny. Great location and excellent service. Chocolate, two small bottles with shampoo and conditioner nicely placed on our beds as a tocken of welcome in addition to free cookies for our afternoon tea every day.This Guest House definitely knows how to take care of their guests. We highly recommend Alba Hills Guest House and look forward to our next stay.

A lovely guest house with beautifully ornate ceilings! We mistakenly arrived at Alba House about 150 metres up the road, so be careful there. A friendly young man greeted us, showing us the room and giving us lots of information about Edinburgh and also where to eat. He also stressed that you need exact money for the bus as they don't give change, so keep some change with you when arriving.
The beds were comfortable. I was on a single which was a little soft but the double was nice and firm. The bathroom was a tad small but served its purpose. The flush was a bit temperamental though.
Breakfast was delicious and plentiful.

As regulars to Edinburgh, we decided on this visit to look for a B&B in the Newington area of the city, and came across this one.

Situated amongst many B&B's this unassuming guest house may only have a 3 start rating but feels more like a 4 star.

The interior is tastefully decorated and retains many original features giving it almost a decadent feel. The ceilings especially are fantastic.

Our room was a good sized triple on the front with ensuite. The room had everything we needed plus a few nice little touches to make the stay more comfortable.

My bed was very comfortable, but the lad sleeping in the bed nearest the bathroom felt that his mattress was not as comfortable as we found the other two beds, suggesting he could feel the springs. Maybe this mattress was just older than the other two? Only other gripe was that we had trouble opening the windows - managed one in the end. With the sun streaming through in the afternoon it was good to have the window open to cool the room down. Although on the front, at the weekend the traffic doesn't disturb you too much.

The bathroom was fine, clean and modern.

Breakfast was very good, quality ingredients and well cooked, and service was attentive.

Special mention must go to the Spanish lady who checked us in and also served at breakfast. She was very friendly and showed a genuine interest in our visit to Edinburgh and worked hard to make sure we had everything we needed. We also compared notes on our travels through Spain. So, thank you..

The owner and the Scottish lady that served at breakfast were also very attentive.

So, would we stay at this B&B again... yes, most definitely.

Thank you very much from all of us for your review and your positive comments; knowing that the guests enjoy their stay is the best reward to our job. We enjoyed your stay with us too and the conversation about your trips around Spain, thank you for bringing so many memories. I am sorry to hear about the problem with one of the mattress, all of them are fairly new and bought at the same time but we will keep a closer look on this matter and change it if necessary. Thank you for letting us know about the windows, they all just been painted and they are due to check again next week as when the paint dries there is always the possibility of being stuck. Hopefully we will have the opportunity to welcome you and your friends again at Alba Hills and then we will make sure the stay is perfect.

Came to this guesthouse after a traumatic realisation that i had a hostel room filled with 7 men during the rugby games for the entire time i was staying in Edinburgh.

Im glad i came here, the staff were just fantastic and the single room had enough room. The shower was nice and hot. The breakfast was beautiful.

20min walk to the city centre and to arthurs seat. Lots of shops and little resturants along the way to keep you occupied aswell as bus stops if you cant be bothered to walk.

I recommend this place highly and would stay again if i came down!

Staff are absolutely lovely, and went out of their way to make out stay perfect.
Lovely clean rooms, and an amazing breakfast.
Good location with frequent buses to get into the city centre!
Perfect stay and made for a perfect new year =)

Staff at Alba Hills Guest House were friendly, professional and super-helpful. The breakfasts were delicious, the rooms large and warm, and the building has charm & elegance.. Fantastic location for exploring Edinburgh, and a great Indian restaurant across the street:)

We loved it, and when we come back to Edinburgh we'll be staying here again for sure!

Room Tip: We requested a family ensuite room - very spacious.

Ourselves and all our family took advantage of the groupon deal to spend the weekend in Edinburgh. We had 4 rooms. They were all clean and tidy and the beds were comfy. We had the smallest room on the top floor. Its a beautiful old building with great features. As its old it didn't have double glazing so suffered slightly with the road noise but after a good few drinks slept fine anyway. Family in the back rooms say it was nice and quiet so if you're a light sleeper would advise to ask for those rooms. Yes the shower pump is noisy but not worth getting upset over and in fact the shower was hot and powerful and the noise just drowned out my wifes awful singing in the shower which is a good thing. The breakfast was amazing. The portion size was perfect as I was not over stuffed and nothing went to waste. The owner is a lovely woman with a big smile for you. All the staff were lovely and nothing was too much for them. Taxi prices to town was between £8 and £12 but think it varied as the drivers seemed to take the longer routes at first until we got our bearings. Edinburgh was a beautiful place and our stay was made even better by this lovely guest house. Thank you so much.
