This B&B is very close to the center of edinburgh, the rooms are clean and the Breakfast is also okay. Gilmore Place is a excellent adress for your stay at edinburgh! Come to Averon Guest House - you will enjoy it :-)

i stayd for two nights in very confortable doble room . The people who work in the guest house are very friendly and helpful. Breakfast was very good whith a good selection of different dishes including Scots porrige. In city centre and 10 minute walk to castle and shops of Princes Street. The guest house has a big car park. good value for the money.

enjoyable stay in edinburgh, Comfortable rooms and really good breakfast. Good friendly staff and i had good sleep and very quiet. Location cose to Princes Street where I was working and I was able to leave my large vehicle in the guest house car park.

We enjoyed getting to know Mr and Mrs Cran and they made themselves available to us for whatever we needed. The home is quite old (built around 1750) and the character is nice, but everything is quite loud with squeaky floors and thin walls. If you want to sleep in, you will have a difficult time of it with everyone else up and making noise. The included breakfast was good and the location was very easy to see all of central Edinburgh.

Room Tip: Some rooms are bigger than others with larger windows--ask for room 3 if you are getting a queen siz...

Walking distance to attractions in Edinburgh, can only say that room and service were adequate. Not much more can be said about our stay. Some of the bedding could be renewed, such as pillows and doona.

My wife and I along with our 2 and a half year old stayed at this guest house for 3 nights. Can't fault the place.
Breakfast was good, a small simple menu but more than enough to start your day the right way. Cereals and Toast, bacon, sausages and eggs sums it up.
We had a room with an en suite. A good size for us, double bed and a single, all you need for a good nights sleep. They aren't the kind of rooms you're going to spend a great deal of time in. TV worked fine, and picked up freeview channels. Our en suite had a power shower, good and hot.
Tea and coffee provided, but you may want to grab some milk as they only supply the small plastic container of long life milk, the ones where you need a minimum of 4 for a cuppa, and even then it will be watery.
Parking was fine.
Wifi was fine.
Staff were very friendly and welcoming.
The locality is excellent, great food close by, supermarket, and a very short walk to the centre of Edinburgh.
This is great for what it is, and I would stay there again without a 2nd thought.

Very friendly staff, the rooms were comfortable&clean and the breakfast was delicious as well. Easy to access city centre would recommend to anyone who is looking for a stay in Edinburg.
