First day my friends and I arrived and we were greeted by the receptionist very warmly. Our room was beautiful and perfect for the 4 of us. All the amenities were working perfectly and tea and coffee were also provided in the bedroom. Breakfast was delicious and the service was excellent.

I think the only downside is that the hotel is not that close to the city centre although you can take the bus that is literally 1 min away from the hotel.

Overall, loved the place and definitely value for money!

Room Tip: If you have a lot of luggage make sure you stay on a lower floor as there are no lifts.

My husband and I stayed 3 nights here in March 2013. The staff were helpful but very hands-off. Not so much a family run place as you would normally get with a B&B, I think the owner has hired a bunch of folks to run it. So the people you deal with aren't all that friendly and don't give that special touch, not that it's a deal breaker.

Breakfast was plentiful, you could ask for a cooked breakfast if you could flag down one of the busy staff guys.

We had a room downstairs. We were below the kitchen, so from about 7am every day there was a lot of clattering above us (wooden floors). Had to use earplugs so I could sleep a bit longer. The room was very nice, seemed newly renovated or redecorated. The bathroom was big and very clean. There was a kettle with tea/coffee stuff.

We had to get a twin room since we booked late and there were no doubles. The beds were a bit too hard, even though I like a firm mattress. Also, the beds were on wheels and the floor was a laminate/wood floor, so anytime you move in bed the bed moves too! Couldn't sit up in bed to watch TV or it would roll away from the wall and the pillows would fall down the back of the bed! I found this annoying after 3 nights.

But other than these minor things, it was a lovely place to stay. It was a 15/20 minute walk into town, about 15 minutes to the castle.

I think this place would be a safe bet for anyone traveling to Edinburgh for a few days.

We were searching for two months our accommodation in Edinburgh and we were really happy that we found this b&b! It was very clean and when we entered the room it was cosy and smelled wonderful! Our room was on the second floor and from the window you could have beautiful views of Leith! The room was cleaned in daily basis! 24 hours hot water! The breakfast delicious, hot and fresh! The staff very very polite! The bus station it was outside the b&b and so the tranfer to the centre was really easy! After seven days at Edinburgh we believe that this area (Gilmore place) is the best place to stay! Sometimes we returned by foot, without anything to be afraid! Near the b&b there are some nice bubs as well, where you can try from a variety of whiskies! We will totally return back!

i stayed couple of night here, those days are forgettable for me, all the staff were friendly and really helpful. though i am unknown to the city but raemis helped and guide me through out my stay here. room was cleaned breakfast was really good. thank you for every things.

Had a lovely time staying here. Bought it as a weekend away present for my mum at Christmas. Very cheap £120 for two staying two nights with breakfast (cooked or continental) and free wifi. What more could you want. Extremely friendly staff, beautiful Victorian rooms and we also had snow. Slightly out of the city so was nice and quite and the walk in is lovely as you can walk past the canal.

The room was big enough for the four of us. Everything was clean. The bathroom even had 230V plugs for electronics. At night, we slept with an open window and had no trouble with noise. The street was quiet even though it is busy during day time. The service was very good, even though we checked out in the morning we could park in front of the B&B untill the evening so we could explore the city by foot. The center is a 20 minute walk away and easy to reach. All in all a very nice stay.

I stayed here for a couple of nights a week while working nearby for a month. It has some nice touches and some rough edges. On a quick view the rooms are well presented and stylish, but look a little closer and it is pretty average.
The price is good at £40-60 on average. I came across it on laterooms. Allegedly, the full price of a room is around £150. There is a bit of con going on here. They claim a high official price to wow you with the discount.
The staff are very friendly, it's a family run B&B.
The breakfast is standard cheap B&B fare but with a decent selection of continental and cooked options. No real quality in the food served, but ok.

Room Tip: Rooms at the back/north are quieter. Rooms on the lower ground floor struggle for a wifi connection.
