We stayed for three nights back in March and had a really good time in Edinburgh. The inn was pretty cheap, which was perfect for our trip. The wi-fi worked well, and the breakfast was good. The only problem with the breakfast was the limited hours, even for things such as boxed cereals and coffee. The service was fantastic. Everyone we came into contact with was incredibly friendly. The room was small and not in its prime, but it was comfortable and it did its job. I wouldn't recommend for long stays, but for a short trip it's great. The guest house is right on a main bus line, and is only 20 minutes or so to centre city. It's pretty close to Haymarket Station for rail access.

This bed & breakfast is located strategically at the city, nearby a convenient store, Chinese restaurant & pharmacy. It is accessible to public transportation, bus stop is just across the B & B. The room we got is a family room, with high ceiling, nice beds & with view of the city. We stayed for 4 days with no major problem. We enjoyed the 2 young staff named Amash & Probin,, they were excellent in their services, very helpful to my handicapped husband & even to my 2 year old granddaughter. The room is made up daily, towels changed, provision of toiletries done daily too. The breakfast is excellent with provided menu to choose from, the type of breakfast we would love to have. We enjoyed the Scottish sausage, bacon, eggs done according to how we want them, mushroom, tomatoes, hash brown, bread, toast, pastries, cereals, even pancakes & oatmeal, selection of jams, including coffee, juice, fresh milk & tea. I would be booking this B & B if ever we decide to go back to Scotland.

My boyfriend booked an overnight at the Edinburgh Regency Guesthouse for my birthday and we were absolutely horrified at the state of the supposedly "4star luxury" guesthouse. Due to the health & safety risks of live wires and sockets lying open and dampness on the wall we asked for our money back as there was no way we were staying. Argued with the hotel for over 1 hour whilst the worker spoke & laughed on the phone to his boss: half in English & the other half of the conversation in their foreign language so we couldn't understand. Absolutely disgraceful. We never got any money refunded even though I have no idea how trading standards are allowing them to rent this room out with the risks of being electrocuted! Made me laugh even more when I went onto their website to see the picture of what the room "supposedly" looked like. So good tip, never go to the Edinburgh Regency Guesthouse

Enjoyed a 3 day stay here and was suitably impressed. Clean room, very good breakfast, attentive hosts, good location. Bus stop to the city within 50 mtrs and return stop directly opposite. Journey time about 10 mins. Walked into the city several times which took about 20-25 mins to Princes Street. There are many pubs and a cinema, with the usual fast food outlets, within a few minutes walk of the guest house. Will definitely return.

The best place I have stayed in Edinburgh. Very nice. Polite, very helpful people, free parking right outside, excellent breakfast, great facilities. The rooms are very clean, modern, warm and comfy. The en suite shower facilities are excellent.

A lovely guest house in a great location only around a 15 minute walk into the city centre. The staff were very friendly, the room spotless and the cooked breakfast excellent. For the price just couldn't fault it and would definitely stay again when next in Edinburgh.

I booked my husband and his friend in for 1 night so they could attend a rugby international match. They both said the facilities were excellent, rooms brilliant and spotlessly clean, the proprietors very welcoming and the breakfast superb, could not have been better. It was nice to find a guest house which would take them for 1 night as most insist on a minimum of 2nights when the internationals are on, they will certainly book again - Mrs Linda Wilson
