We stayed in a room at the front of the second cottage (was made up of two cottages with a wall knocked out in the middle). Was a little noisy, so the window had to be kept shut. Room was the smallest we've stayed in so far in our journeys around the UK. Friendly staff and very generous breakfast.

Room rather small, very creaky floorboards! Needed to ask for the room to be cleaned properly.
Other than that, very helpful, friendly staff. Brilliant breakfast, ideally situated - About a 15 minute journey into the centre of Edinburgh by bus. Staff attitude made our stay for us. Would recommend.

We stayed in the twin room in June 2013. The young man who worked there was very nice and carried our suitcases up to our room. The room was small, but nice and clean. The window overlooked the road, which was very busy and noisy. We kept the windows open until it was time to sleep, and then had to close them because of the noise.

We were able to park in the parking lot, which was nice, as we were worried about parking on the street.

The bathroom was small, which was fine, however, there was no water pressure at all. About half way through my shower, the water pressure dropped from bad to worse, leaving me with a trickle to wash the shampoo out of my hair.

Breakfast was a bit haphazard. We filled out little cards to order our breakfast the night before. I got my breakfast right away, but my mother didn't receive any at all. After a bit, we pointed this out to the young girl acting as waitress, and she finally brought my mother's porridge. We had to find out our butter from a serving dish on somebody else's table.

We asked the staff how to get into the city, and the waitress suggested the bus, but didn't know which number we should take. She directed us to the bus stop, where we asked the driver of the bus if he was going to city centre.

When we returned from the city, we asked the young man at reception where we could do our laundry. He didn't know of a local laundromat, but offered to do a load or two for us. He refused to accept any money, but we did slip him a tip. The laundry wasn't done until after breakfast the next morning, but beggars can't be choosers!

We went next door for dinner (a story in itself!) and the owner suggested we walk up the hill to Queeen Mary's castle. It was a wonderful little walk and the castle ruins at the top of the hill were beautiful. I wish that the staff at our guesthouse had thought to tell us about it.

This guesthouse was serviceable for a quick stay, but I would look elsewhere if staying more than a night or two.

Arden Guest house is small but lovely. It is in a brilliant location with a bus stop right outside that takes you straight into Edinburgh city for £1.50 pp or £3.50 pp for an all day travel ticket. If you have a hire car then it is just a five minute drive into the city. We had a hire car but did use the bus on one occasion. There was always a very friendly atmosphere in the guest house from all the staff and the food was lovely with a great selection. The guest house was clean and tidy throughout. Brilliant value for money!

We needed somewhere in this area as we were attending a function. We were greeted warmly and shown everything we needed. The facilities were clean and functional. Breakfast was delicious and the practice of pre-ordering meant we had a lovely fresh cooked breakfast and there would be minimal waste. Well done.

Room Tip: Rooms to the front look out on to a busy road. Noisy if you're not used to it

A clean and welcoming house which provides off road parking and a secure place to leave ones stuff. Bus access to the city makes it a good choice for the passing visitor.

The breakfast was great and plentiful.

The price of £75 a double is perhaps a bit steep.

The showers in the rooms are awful - no water pressure at all

Right on the road which is quite busy and a bit noisy

This B&B is clean, with very friendly service. The room was OK and the beds were good, but the bathroom was not on the Quite a bit from the city center, but on a bus route (takes about 20 mins to get to the center). The road in front is relatively busy.
