A good staging post rooms are somewhat clean but good quality without lavish opulence functional and comfortable. Good bathroom excellent shower. Slightly damp. Great breakfast for any hollow legged teen.

Fantastic for viewing the uni and a short walk or ride into the centre of town.

You are a cab ride away from the action, but this place is in the grounds of the university. Well kept, good breakfast, and the best thing is you get access to super fast broadband from the university.

We stayed here for three nights over the festival and had a mixed experience.
The hotel itself is very nicely presented, very clean and the breakfast is lovely. Rooms have all the facilities you could want but are on the small side, this is made up for by the fab bathroom though.
You can call a cab directly from the hotel lobby, there's room service and a 24 hour reception.
Now for the downsides - it is a 25 min walk to the centre, not an issue for us as we like walking. It costs about £8-£9 for a cab and there are buses to the centre from right outside so that's great.
On our first night we slept really well in the comfortable room but had a mistaken wake up call at 7am which after getting in at 2am due to the show we had seen was really quite annoying.
On the second morning we had to send some sausages back that weren't cooked through bit generally the breakfast was lovely.
On our third night we came back to the hotel at 2am and our key didn't work, annoying but bit the end of the world we went to reception and asked for a new card to he informed that our card had been cancelled as we hadn't paid! We were really quite angry about this! Surely you pay when you check out not at 2am the day you are due to leave? The man on reception said "you have to pay to get back in" and said "you need to make sure you pay on check in" this is really not our responsibility as guests and are happy to pay either upon arrival or on check out but not at 2am!! Luckily we weren't paying in cash and we had our card to pay but it really left a bad taste in our mouths and felt like the service had let us down.
When you check in make sure you ask about paying as there seems to be some inconsistency.

We loved staying here! We had a little turret in our room, a great view our over part of the city, and a fantastic breakfast with fresh fruit! It was a bit off the main area of the Royal Mile, but we enjoyed the walk into the city centre in the morning and took a taxi back from the far side of Princes Street in the evening. BUT parking is awful. There are only a few spaces and we had to go into a residential neighborhood several blocks away to park the first night. Also, you check in at Masson House, which is a bit confusing.

Room Tip: Check in is in Masson House.

I visited this hotel for the first time for the wake of a dear friend and I have to say I was most impressed with all aspects of the hotel. The staff were very friendly and efficient. The food (hot buffet) was lovely, with a good selection. The function was in a lovely room which had great character, was traditionally decorated and had beautiful features. The hotel had a lovely outlook onto Holyrood park. Unfortunately there were no rooms available, so we were not able to stay here, but we were very well looked after the few hours we were actually there.

Room Tip: we did not stay here - just attended a family function

Lovely building , full of character, excellent breakfast, friendly staff. Room was clean comfy bed and pillows, but not worth £167 per night. Attic Room was basic, shower only, no biscuits , uncomfortable toilet seat, no staff to be seen apart from breakfast., otherwise good location, 40 minute walk into centre of Edinburgh.

Room Tip: Don't have an attic room

A very interesting place. Several buildings now operating as hotels but built hundreds of years ago. Fabulous quality in every way, and perfectly located so buses can be caught into the main part of Edinburgh or it is an easy walk of 30 minutes. As with most large UK cities, parking is at a premium and this hotel is in a great position to offer all a hotel should with convenience of easy access to all Edinburgh offers.
