Having lived for thirty-five years in the remote Highlands a trip to Edinburgh entails some necessary update on Hotel options and availability. I've stayed in some shockers and some extremely extravagant places. Ten Hill Place has become a firm favourite because of its location, balance and convenience.
It opened as a Hotel not so long ago, so all the facilities are in good, new repair. I stayed this time in a standard double room which was clean, spacious and well appointed. The bed was comfortable, bathroom generous and the location on the second floor peaceful and quiet.
There is a small, secure car park at the back with spaces available on a first come basis.
I had breakfast which was adequate and virtually industry standard - continental options or a cooked help yourself buffet. Waiting and reception staff were alike efficient, friendly and attentive.
A quick walk outside will take you to a main road with handy cash machine and general store. Altogether a good bet in a wonderful city.

We stayed here for 3 nights and enjoyed our stay. The location was excellent, we walked to the castle, train station and other attractions, all in about ten minutes so there was no need for expensive taxis. Check in was prompt and the staff were polite. The room was clean and the hospitality tray was refilled everyday so we were able to have a nice cup of tea when we got in in the evening.

Other people have mentioned the bathroom door being glass, we also found this a bit strange, it would not be suitable for all people especially if you were staying with a friend. We did get used to it though so it wasn't a huge problem.

overall we enjoyed our stay at ten hill place and would go back again.

Can't complain about a thing! We booked this hotel on a dbb basis in a superior room.
The staff were all really nice and helpful. The menu and food quality was excellent. The room was huge, clean and modern. I had emailed the hotel before hand and explained we had booked the night away for a special occasion and there was a bottle of wine and a box of chocolates waiting for us in our room on arrival, thanks very much Ten Hill Place.
We arrived by train so I can't comment on parking. The hotel is approx 10 min walk from Waverley.
Great value for money. We will be back!!!!

Room Tip: Superior room 209 very quiet but no view.

If location is important to you then Ten Hill Place is great being central and within a short walk of most key locations in Edinburgh. Other than that we found our stay to be average. The service at Reception was quick and efficient - no frills but of a good standard.

The room looked great and was spacious (we booked a superior room). The glass door to the bathroom that others have mentioned is odd - it is partly frosted but partly see-through which may be awkward for some couples. There was a small window looking out onto the back of the hotel which appeared to be a delivery area and used by staff to smoke, so disappointing.

We didn't use the bar/restaurant other than for breakfast which was good although on the Sunday morning some hot dishes were not been replaced in the 15-20 minutes that we were there so the choice was more limited than on the first day.

We had a slightly reduced price as we were there for a wedding and although the hotel did what we needed I left feeling that we hadn't quite got the standard of room/facilities that we'd paid for.

Thank you for your comments. Because of our location right in the city centre and close to all the attractions we are unable to offers views in all of our rooms. We do however have a small number of skyline rooms on the top level of our hotel which do offer a skyline view over the city and are available to book with us direct.

Stayed for 2nights. the hotel is nice with friendly staff. Located just 10 mins walk to royal mile. has some decent indian restaurants nearby. the only problem is the glass door of washroom.....god knows who gave them this idea. overall a nice experience.

The hotel is smart and modern with a comfortable bar/restaurant. The bedrooms are well decorated and well appointed, the bathroom is spacious for a city hotel, bathroom has a glass door (just thought I'd mention it :-).
However - I hardly slept a wink. Room 105 is on the ground floor (I had requested an upper floor but it did not materialise) and the plumbing noise was atrocious, it was as if all the services ran through my room (maybe they did?). Every half hour there was a 'Bang--whoooooooooooooosssssshhhhh-clunk' from the ceiling area outside the bathroom. I just could not get into a good sleep. By 3 a.m. I was tempted to go to reception but the thought of changing rooms at that time was worse than just toughing it out till morning. Shame really, the hotel is well situated, but I cannot believe I am the first person to be kept awake by the awful plumbing?

Room Tip: Get an upper floor.

Thank you for your comments. We have not previously had any complaints about the plumbing being noisy before. We will look into this to ensure guests staying in the room you mention are not disturbed during the night, but as I said we have not had a complaint before about any noise in that room. We do hope you will come and stay with us again and we will accommodate your request for a room on the upper floors.

This was our third stay at Ten Hill Place and will be our last. It does not justify the move to 4*. The hotel is looking tired in places (worn carpets in corridors and on the stairs, chipped furniture in bedrooms), but the final straw as far as we were concerned was returning from a long day at the Fringe to find that our room had not been made up at 5.30pm. The management were apologetic and sent up tea and gifts to our room. Two days later when we checked out, the jug of milk for the tea was still sitting on the amenity tray - curdled and smelling. Not good enough.

I am sorry to hear we did not make the grade on this occasion - it is especially frustrating given you have been so loyal to us so far. I issues you raise in your review have been addressed with my colleagues - I can understand why this would be the final straw for you. As for the furniture and carpets, we have an ongoing programme of investment and maintenance to keep our hotel as fresh as possible. It is clear however that our team had an opportunity to speak to you and understand your concerns and this was not taken, for which I apologise.
