“A gem in Edinburgh”

It is with pleasure that I write a review of 14 Hart Street. We arrived before check in, and owners James and Angela provided tea and a warm reception as we waited for our rooms. The rooms are tastefully designed, large, with clean, pristine bathrooms. Staff member Mary is on hand mornings to serve you a hearty breakfast with Scottish flair. Much to my relief, the rooms are insulated from noise, providing the jet lagged traveler a restful sleep. The location is perfect, major sites within walking distance. I recommend 14 Hart Street without reservation.

What can I say that hasn't been said before by hundreds of people!!!.

We have just returned from a few days in Edinburgh and after reading the reviews for 14 Hart Street just had to stay here and it was a delight from knocking on the door when we arrived to saying our goodbyes. It is a beautiful home which James and Angela share with all their guests they are so gracious and attentive and nothing is too much trouble and all the little extras make you feel very welcome like the whisky and wine and the delicious shortbread lol.

Because it is in the city centre there are plenty of restaurants to choose from we found a lovely very reasonably priced Italian called Asti a mere 2 minute walk from the house and also a fabulous French restaurant almost opposite the Italian called Les Escargot Bleu which was super quite a bit more expensive but well worth it.

We would definitely stay at 14 Hart Street again and hopefully will do so in the near future.

Thank you James and Angela for making our stay so nice.

Room Tip: This is an upside down house and all the bedrooms are in the basement but have windows you don't...

We have been visiting Edinburgh for four years now and long ago abandoned the hotel route. Why stay in an overpriced, faceless hotel when you can stay in an impeccable home? So much more fun and relaxing, and the real face of Edinburgh.
Remember, dear friends from overseas, that this is a B&B and a HOME and as such there are little touches which may confuse - whisky in the room, boots in the hall (and a grandson!*) …. You can linger over the communal breakfast table for hours with all the papers…. chat with the hosts about the state of british education, or just put your head down and wallow in the yummy breakfast on offer. You will need to allow time after this feast to climb Arthur's Seat, but you can snooze in the afternoon, and come home late after going to the pub. Bliss.
We had a wonderfully quiet and super comfy night. Purists might fuss that footsteps were audible from the wooden floorboards in the dining room at 9am, but if anything they added to the charming atmosphere - no rowdy stag parties here, everyone charming and thoughtful.

* never seen or heard of again after an enthusiastic welcome …!

Accommodation is central but quiet. Our hosts friendly, James serving a fantastic full Scottish breakfast. Our room had pleasing touches like hot water bottle, decanter of whisky, wine and shortbread.

Room Tip: One of few places in Edinburgh B&B places offering twin room. Many restaurants nearby.

What a great, great B&B!! My girlfriend and I stayed the weekend of the 02.02.14. The house has lots of character. The rooms are decorated with elegance, detail and charm. The whiskey in the room: what a great touch! Location wise it's ideal, as it's situated on a quite road, just a short walk from the bustling town centre.
The owners Angela and James are really delightful and eager to please. Overall a fantastic additional to a lovely romantic weekend in Edinburgh.

Stayed here with my fiancé and another couple for one night while visiting friends in Edinburgh. I'd looked at all conventional hotels and they were so expensive, at least £110 and many without breakfast. So I found this place via Trip Advisor. SUCH good value for money. 10 mins walk from Waverley train station, centrally located yet on a quiet street. Beautiful and tastefully decorated bedrooms with lovely furniture. Shower was fab, really powerful. Better biscuits and tea tray than in any hotel, and we loved that there was also wine and a decanter of whiskey in each room. Both rooms decorated differently but equally lovely. We were able to breakfast late (you can't do that in hotels) and the hosts were absolutely lovely and relaxed which made you feel very much at home. Breakfast was delicious and couldn't fault it. Overall, a really great place in a beautiful traditional Edinburgh terrace, extremely well priced and the personal touches made all the difference. As we left we were discussing when we could go back so that speaks volumes. Thanks for a great stay James and Angela.

Lovely accommodation and excellent value for money. Communication before our stay was very good and reassuring, and James and Angela were on hand to help with any questions we had - transport links, where to go for dinner, help printing boarding passes etc
Rooms were extremely roomy, but cosy at the same time and a delicious breakfast provided too!
