James and Angela were wonderful host during our stay in Edinburg. Our room was spacious and comfortable. The large bathroom was a nice surprise. Scotch, wine, tea and coffee in the room were a treat. The breakfast was delicious and plentiful. They were helpful with dinner recommendations as well as transportation arrangements and information. They even guided us on where to have our clothes laundered. We felt at home and in good hands. I would definitely recommend 14 Hart Street and it will certainly be my choice of stay whenever in the area again.

A fraught train journey was rewarded by a very warm greeting from the owners Jim and Angela with welcome refreshments to ease the trauma. It certainly lived up to all the pictures with great cooked to order breakfasts that set you up for the day. Location is central and the whole house is very elegant giving it a restful feel. Would definitely return. A real gem.

This B & B was everything it was advertised to be. It was conveniently located, the rooms were lovely, and the host, James was just a delight. The breakfasts were beyond wonderful and we enjoyed meeting and sharing with the other guests. Even the grandson Louis was a hoot! I would highly recommend this guest house. Adding directions from Waverly Bridge would be helpful though...

Room Tip: There are stairs for all the bedrooms in case you have trouble with steps

Sorry for this late review. I can only repeat what has already been said before. We are from Winnipeg, Canada and my partner and I stayed at 14 Hart Street back in May for two nights (May 12th & 13th) I wished I had stayed longer. Not only was this B&B elegant it was also good value for money. The breakfast was superb, rooms beautiful and the scotch, wine, tea, coffee and short bread a delight in the room.

It was a joy to have breakfast in the dining room in the morning and made our first time in Edinburgh a wonderful experience.

Having stayed at 14 Hart Street two years ago for the first time, we had no hesitation in returning for another 4 night stay at the end of May. Again James and Angela were the perfect hosts and made us feel very welcome again. The room was spotless and very well appointed with quality beds and bedding and a power shower. Breakfasts in the spacious and smart breakfast room were again of an exceptional standard, cooked to order using quality ingredients. 14 Hart Street is in a very attractive location, it must be one of Edinburgh's quietest streets but is still in easy reach of bars and restaurants and no more than 15 minutes walk from Waverley Station. Also, the new Edinburgh tram route from the airport terminates no more than 10 minutes walk away. I thoroughly recommend 14 Hart Street when staying in Edinburgh.

The B&B is ideally situated just a few minutes walk from Princess Street. Waverly station and the bus station are also in short reach,which is very convenient if you are planning little tours abroad with public transport. James and Angela are very kind and helpful hosts in any respect. As there are not many guests (there are only three rooms to rent) you feel rather like staying with friends than being in a hotel. The rooms are tastefully decorated, perfectly clean and besides the tea /coffee making facilities you shall find seemingly unlimited amounts of shortbread and even whiskey and wine in your room. Breakfast was served (at any time in the morning) in a beautifully decorated dining room and was simply magnificient. We were all quite enthusiastic about our short stay with James and Angela and will definitely return to enjoy true Scottish hospitailty again!

My wife and I stayed for three nights being tended to by James and Angela, our friendly and helpful hosts. The rooms were spacious and well-appointed, with the largest bathroom and shower we've ever experienced in any European stay. Comfy beds, plenty of pillows, a nice complimentary array of scotch and wine and shortbread, and lots of luxurious towels. James cooks a mean breakfast, and provided us with a nice food foundation of our choice every morning, plus advice on where to go, how to get there, and what to avoid. Charming and enjoyable spot - I would stay there again.

Room Tip: Remember which room you have - rooms are unmarked.
