From the moment the door opens James and Angela are the perfect hosts. Their beautiful home is on a quiet street but within walking distance of all the main attractions of the city. There are also excellent independent restaurants and bars in the neighbouring streets. Our room was beautifully furnished and extremely comfortable. All extras provided are of very good quality and plentiful. It is lovely to have fresh milk, a teapot and plenty of teabags waiting at the end of a busy day. We didn't try the full breakfast but the scrambled eggs were delicious. I will definitely be returning as Edinburgh is a wonderful city and 14 Hart Street is the perfect place to stay.

14 Hart Street is the epitome of a perfect bed and breakfast. A wonderful home beautifully decorated with art and antiques, superbly helpful hosts, a HUGE breakfast to start the day, wine, scotch and treats in your room refilled every day, clean linens and towels every day. We were pampered as in no other B&B we have ever visited but the hosts are amazingly discreet and are not overbearing, they magically appear when needed! The location is perfect: a quiet street away from the hordes on the royal mile but within easy walking distance of attractions, restaurants and shopping. I can think of nothing that would improve our experience at 14 Hart Street. Thanks James and Angela for a great visit to Edinburgh!

Will certainly stay there again when I'm back to Scotland, great Service from James and Angela, perfect breakfast and a extremely confortable room. The wine and whisky tray was a very nice touch. Thank you very much also for the shopping tips James, now I have my own 100% scottish sporran!

14 Hart Street is a great choice for visitors to Edinburgh. The B&B is within walking distance to the city's lower part. The central bus station and a tram stop are a short walk away.

Our room was large, comfortable, and elegantly furnished in antiques. Our hosts, James and Angela, were warm, welcoming, and helpful. In our room we found a file box loaded with information regarding attractions, restaurants, and events. We also had guide books in the room for additional information.

Breakfast was choices were substantial and there was something for everyone's tastes.

We can only echo previous praise! We stayed here with two friends last weekend whilst visiting Edinburgh for the Tattoo and it is an absolutely perfect and very special place to stay. It is only a 20 minute walk to Princes Street and the Royal Mile but buses to take you there are regularly available just around the corner as are some great restaurants! James and Angela were fantastic hosts and couldn't have been more welcoming and helpful.The breakfasts, which were served impeccably and amazingly quickly by James, were both generous and delicious and the whisky, wine and shortbread biscuits provided in the rooms were a very nice touch and greatly appreciated! We will have no hesitation in returning and have already recommended it to family and friends.

The B+B is very good and clean. Our host James and Kathy were very firendly and helpfull. James gave us some good restaurant tipps. The breakfast was also wonderful. All you need is served. Nice Fruits, Juice, Cereals and a scotish breakfast! We ate our first black pudding, and it was the best black pudding in our 2 weeks yourney. Thank you for the nice two days and we would like to come back!

We stayed at 14 Hart Street for a couple of days last week in the lead up to the Festival and Fringe. Tucked down a quiet side street in the New Town, it could not be more handy for the tram from the airport and in easy walking distance for all that the city centre has to offer.

The bedroom was very comfortable, a great size with lots of storage space for your clothes, information leaflets and guidebooks. There was bottled water, whiskey, shortbread and fresh milk on offer. The only thing to note is that the en-suite is a little bit of a squeeze although it has all you need. Breakfast was a choice of cereals, fresh fruit (strawberries and blueberries when we were there), yoghurt and whatever you wanted cooking.

Angela and James are just lovely, charming and helpful. We have been to Edinburgh quite a few times and with so much accommodation on offer have always tried different places, but in future I think we will stick with 14 Hart Street.
