We stayed for 2 nights and everything was great! Friendly staff, nice rooms and within a stone's throw away from the Old Town. Lots of restaurants and pubs nearby and just a short walk to Calton Hill to have a nice view over Edinburgh.

Great location, just facing the Princes Gardens and with a great view of the Castle and Old Town. Lots of commerce and restaurants at Princes street, so you get everything nearby. The rooms are just about the size you need and immaculately clean! We asked for a room at the back to avoid the noisy road. Breakfast is not cheap, but well served! And you can start your day with a proper meal with a great view of the city!

We stayed for two nights. The staff were very welcoming and friendly.
The room was tiny but clean and tidy. The air conditioning didn't work. No safety deposit box.
We paid £7.50 per head fro buffet breakfast. This turned out to be extremely basic with not much choice. We only discover when it was too late that there was a number of local bars which served full English breakfasts for around £5 each. The bar was as basic as the rest of the hotel - only a limited range of bottled beer - non on tap. All in all, we wished we had paid a bit extra and gone elsewhere

Room Tip: If you simply want a place to crash and are not too bothered about comfort, it will do

I stayed here for one night in April at the end of a road trip around Scotland. I specifically needed somewhere near the train station where the airport buses leave from. I wasn't expecting too much given some of the reviews but was pleasantly surprised. Smallish rooms, but clean and all you need for a short stay. Comfortable bed and good linen. As others have commented, it can be a bit noisy but I slept well. Breakfast is a very German (cereal, rolls and some cold meat) and ordinary coffee but it wasn't expensive so guess you get what you pay for.

On balance, the place was exactly what we were looking for given its across from the train station plus as they say "the price was right".

Room Tip: I would try ask for a room not facing the main road to avoid some of the street noise.

Stayed for a couple of nights last bank holiday. Brand new so still a bit of finishing touches ongoing. Very friendly at reception, good size & comfortable room. Great location being right across the road from Waverley station.

Stayed at this hotel for 3 nights during a sight seeing trip. Rooms are quite small though very clean and confortable. Wi Fi was free and service was good. Did not opt for the breakfast. Found an all day cafe "SNAX" which served a sumptious hot English breakfast for just 3.20.
only complaint was the room was too hot as the air was not on and no cross ventilation even with the window open

I travelled to motel one last year and was not disappointed. The location is perfect especially if you are travelling by train. There are bus stops right outside also. The hotel is very modern and comfortable and the breakfast was delicous! Very good value for money! !
