I recently stayed at the newly opened Motel One on Princess Street, and had a very positive overall experience. The hotel is a little difficult to find because the entrance is on a side street a few yards off Princess St.. Once you get past the entrance, you will be greeted with a refreshingly modern lobby and a very friendly staff. The staff were fabulous helping us plan our walking routes and dining plans daily. The location is convenient for walking to the Waverly Bridge, Waverly Train Station, and the Royal Mile. We walked almost everywhere this past week, except for a visit out to the Royal Yacht.

The hotel opened this Spring, and there are a few things to be worked out, but don't let that keep you from staying here. The price and the location make up for the little things missing. You need to know the hotel is not air conditioned so a lower room may be more comfortable, and the staff will provide a fan. The other things noted missing in the room were a nightstand with alarm clock and telephone, an outlet in the bathroom for shaving and hair drying, limited storage for clothing, a shelf in the shower for shampoo, and last but not least a bar of soap.

Room Tip: Rooms facing Princess Street can be noisy when the windows are open.

Positives:
- Friendly & helpful staff
- Excellent location- centre of the city, 2mins walk from Waverley train station and the St Andrew's Sq tram stop (to/ from the airport)
- Contemporary modern design with no unnecessary frilly bits means it stands out from the other more dated hotels in Edinburgh I have used (the only tartan I spotted here was covering the Arne Jacobsen chairs in reception and there was not a hint of a middle-aged bagpipe player anywhere in the building- result!)
- Effective sound proofing from noise within and without the hotel
- Very clean
- Good bathrooms, unless you are a larger-than average guest or like to shower with a friend
- At £7.50, the breakfast is good value


Negatives:
- No air con means the rooms get very warm and stuffy. The staff will provide a fan on request. if your room is on the front of the hotel (with great views), the chances are you won't want to open a window at night due to the traffic noise.
- For some people, 'clean contemporary design' = 'stark and bare'
- The rooms are small but fine for a short stay.

This hotel is located a only two minutes from de Waterloo train station. From their windows you can see the wonderful Edinburg Castle! Have reasonable prices! Excellent service! Very clean and comfortable room! I recommend you if you will visit it!

This hotel is located 5-10 minutes walk to the Royal Mile and New Town. Great spot to see the city on foot. Rooms were clean and the sound isolation pretty good. We were on the last floor, the water pressure way maybe a little less than ideal, but in our opinion well worth the tradeoff with having no one above. We had a room with a view, nice, but maybe it would be better to have a room on the opposite side, as the main street can be noisy. Also, depending on when you visit, the rooms may be rather lit (we visited end of May and I had a feeling it was never dark in the room...)
Staff were very friendly and helpfull. Hotel spotlessly clean. Would stay there again.

Stayed for one night when we had a weekend break in Edinburgh, as we had travelled up on the train, the hotel was in a perfect location as it is basically facing the steps up from Waverley Station. When we stayed in April the ground floor was still being altered as the hotel is relatively new and the entrance is on the side street, with lifts or stairs up to reception. Reception staff were very efficient and helpful, and there is facility to leave your luggage in a secure area before you have checked in and after you have checked out, which is a great benefit if you want to make full use of your time in Edinburgh and not be trailing a suitcase around. The room was clean and large enough for a couple, bed was comfy enough and there was a nice wall mounted flat screen tv, the bathroom was also large enough. We had a room on the top floor facing the rear of the hotel, the room, advertised as soundproof, did allow some noise from the streets below, but we did not hear noise from other rooms.
We did not use the restaurant as we enjoy going to one we found on a previous stay in Edinburgh.
The price was reasonable when compared to other hotels in the vicinity and with the bonus of being on Princess Street and very easy access to public transport, we would definitely consider using it again.

This was the first time I had ever stayed at a Motel One and based on my experience will not be the last. From the moment I arrived I felt welcome. The member of staff on the reception was happy, bright and extremely efficient, the check in process was painless. My room was cleverly fitted out to maximise the space, fresh crisp linen on a super kingsize bed, fluffy towels and a great shower. My room was rather hot on arrival but again the staff responded immediately by providing me with a fan and opening the windows. Breakfast looked very appetising but on the basis I was running rather late I only had time for coffee, I'll have to sample it next time. All in all 10/10 for the hotel, quality, staff and price

Romantic weekend in Edinburgh. Lovely hotel, moments from Princes Street. I asked for a view of Princes Street but with the window open it was noisy.. it is a capital city after all. With the window closed we could look at the view and not be bothered by noise.

Spotlessly clean bedroom and shower room. Friendly staff.

We didn't eat there so can't comment on that. Would highly recommend.
