We stayed at the Gladstone beginning of March & couldn't have wished for better. Huge twin room, spotless en suite, excellent breakfast, welcoming & humourous hosts. Topped off with one of the best rates we could find for that weekend and a grand view of Arthur's Seat!

On a bus route into town so couldn't be easier to get around. Couldn't fault our stay & will be back.

Our stay at Gladstone was a highlight of our trip. Our hosts were very considerate, accommodating and genuinely friendly, going above and beyond expectations. Our room was beautiful, breakfast was excellently prepared, we hated to leave!! Thanks, Gordon and Hilary!

Personally I prefer hotels. B&Bs smack of blowsy landladies, cold rooms, bad breakfasts and a lack of privacy – not to mention thin partition walls, badly sited en-suites, a smell of bacon and eggs drifting up from the nether regions and those universal, horrible flowery carpets.
However this B&B is a complete con. It's a small hotel masquerading as a B&B. My room was warm, the bed blissfully comfortable, the en-suite luxurious and the whole thing had a real hotel feel to it. I would guess that the proprietors either have professional hotel experience or are seasoned world travellers who've had the same experiences as the rest of us.
The building has been beautifully restored with those wonderful Edwardian high ceilings and exotic cornices. There’s a feeling of space and elegance but laid back too.
And breakfast was the best. No greasy, formulaic, bought-in-bulk tastless gristle – just good, well-cooked food, served piping hot by a smartly dressed, rather cute waiter, and as much as you could possibly want. Breakfast that is.

Add to all this that it is in a nice part of the city, bus stop outside the door, five minutes into the centre, ten walking and in the university area so lots of good value restaurants and pubs, and on the edge of the Queens Park – like a little bit of the Highlands dropped into the centre of Edinburgh – joggers and walkers take note. I found out they had only recently taken over the business and are waiting for an updated star rating. Get in quick before their stars and prices inevitably increase. It’s a real gem.

I stayed here when the other owners ran it, I'm sure that the prwsent owners will keep up the good work.

We took over the whole guest house for my husbands 40th birthday (it helps if you are on good terms with the owners)! Bedroom wise, they are very good and immaculate. The single room is as it says SINGLE! That wasn't a problem for use as the singleton just used the bathroom in the room next door! not the one downstairs.

Location - perfect! on numerous bus routes and parking, essential for edinburgh.

We stayed at the Gladstone a week ago and thoroughly enjoyed our stay. We had a large room towards the back of the house with a large ensuite. The room was very clean had a tv and the usual hairdryer/tea making facilites.

There is a bus from outside the guest house into town although we usually walked which took about 20mins depending on where you were going i.e Royal Mile/Princes Street etc.. We did get a taxi back one night which was £6 from George Street.

The breakfasts were good and Tom and Hamish were very helpful and informative. Would definitely recommend.

This was my first experience of staying in a B&B in Edinburgh and I can say that I will definitely be making a return visit to this attractive Victorian guest house. The owners were friendly and made every effort to ensure that my stay was a comfortable and enjoyable one. The bedroom was well furnished and there was a high standard of cleanliness throughout. There is easy access to the city centre buses from outside of the guest house and this enabled access to a lot of the Fringe events taking place during my visit. I look forward to my return visit in the New Year!

We found the hotel management very welcoming and the food was excellent. The room was very comfortable and had en suite facilities. The guest ohuse is very convenient for the city centre and I would thoroughly recommend it to anyone who was visiting Edinburgh and required accommodation. I will certainly recommend it to my friends. Thank you for an extremely pleasant stay Gladstone House!!
