Stayed with 2 friends, and all 3 of us left very happy. Keith gave us a great welcome, and is a great host. Nothing was too much trouble for him. Superb breakfast and happy with the rooms. We'll be returning next time we visit Kirkcaldy.

lovely place to stay very quiet. central for town. keith the owner was most welcoming and funny. would have given it 5 * but thought rooms could have been updated with the decor. good value for money

Room Tip: room 2 very small and no loo room 3 or the family room the best

I stayed for 4 nights at this B and B, it was great. Keith is a wonderful host, lots of fun, good stories & conversation. The food was very good, traditional Scottish breakfast & omelette in particular.....although I'm not sure about haggis for breakfast. Clean, neat, good service. Everything about it was just what I needed. Good central location, access to bus station, park nearby. Lovely, thanks so much.

Great host with plenty of jokes and charisma. Very good breakfast as well, for the decent sum of money you pay for this B&B. The train line is very close, but doesn't bother at all.

What did bother me though, was the smell of the bedsheets. It had that distinctive smell of having been wet for way too long. It was horrible. The towels had the same smell. That, and my bed being extremely hard, I had some problems sleeping well.

The food brings it up a notch, but of all B&B's Ive visited, I've never slept worse.

We stayed here when visiting family over the festive period. The room was lovely - great en suite in the Family Room and the breakfast was top class!
Really friendly host too!
Would highly recommend!

Stayed at the Ashgrove B&B in April 2010. There were a group of us staying whilst walking the Fife Coastal Path. On arrival the staff were very welcoming and the B&B was only a 5 min walk from the Main Street in Kirkcaldy. We were shown to our rooms which were all on ground level. My room was a twin room which was fairly bright. However the shower was in the same room and only separated by a curtain. The sink was also in the bedroom and we had to share a toilet with one of the other rooms in the house which was right beside the kitchen and dining room. One of the other guests in our party had only a net curtain separating the shower and bedroom, which was not private at all! The towels we were provided with smelt of smoke.
We had breakfast in the B&B in the morning and it was very nice, however we only got half a potato scone and half a bit of haggis each. I could have done away with the fried bread and had a full potato scone instead. My table was also right beside the heater which couldn't be switched off so I was roasting.
Staff were friendly and welcoming but I wouldn't stay again.
