“Hidden costs”
Reviewed 2 June 2014 for a stay in May 2014

Be careful what you sign up for. The costs seemed reasonable at first however ultimately we were charged for electricity (the first place I've stayed at that charged for energy) and the owner deducted £25 for cleaning after we left. Given that we ate dinner at the golf courses and only slept there and left early every day, the idea of charging for cleaning is a joke. There are plenty of nicer appartments nearby that are cheaper when factoring in these hidden costs.

avoid at all (hidden) costs!!!

We thank you for staying at Abbey Villa and would like to respond to your review.

In answer to your "(hidden) costs" comment:
We are sorry that you must have overlooked that our advert on the holiday lettings site clearly states in the "Prices" section, "Gas and electricity are payable extra, based on your usage, and will be payable on your departure." We have since added this to the general description to highlight this further.

We understand that you say you only were in the flat a short time outside of dining and playing golf, however, the flat was unfortunately left in a state beyond an acceptable level with wet towels on the beds, rubbish all over the floors, a broken and discarded golf bag, food exposed on the kitchen surfaces, dirty dishes everywhere - to give some examples. Our cleaner required more time to clean the flat as a result and therefore we had no choice but to pass part of this extra cost on to you. We trust you understand that this is fair under the circumstances.

This is the first time that our cleaner has ever taken longer than the usual time to clean the apartment and was shocked at the state it was left after your stay.

We sincerely hope that you enjoyed your stay in Abbey Villa and St.Andrews.

“So you have to live with that...”
Reviewed 26 April 2014 for a stay in April 2014

I have stayed in multiple rented houses and flats in St Andrews over the last few years, all of which charge similar rates to each other and are of a very similar hotel-like standard: market forces seem to have done an efficient job there. This flat, which I booked because none of my familiar places was available, came at roughly the same cost (higher than most, as I had to pay extra for the gas and electricity used and a mysterious ‘booking fee’ on top of the rate advertised), but it was nowhere near the standard I had come to expect. In fact, the flat was never prepared and equipped as a rental property: the landlady actually lives there and lets the place out only occasionally, when she is staying with her relatives. There are family photographs all around, a padlocked cupboard with presumably her belongings inside etc. – staying there feels like staying as a family guest in somebody’s peculiar and rather dilapidated home. The landlady prefers to have all her windows physically prevented from ever being opened – so you have to live with that. She feels no need for such luxuries as a dishwasher or internet – so you have to live accept that too. She does not mind very old beds with bits and pieces falling off – so there you are… Somehow she believes that she can still charge the same or higher rate as the competitors who have bothered to refurbish their rental property and appropriately equip it for being let out. Well, she got away with it on this occasion, but I am not staying there again even if the drops the rate by 50% – value for money is just not there by the St Andrews standards.

We thank you for staying at Abbey Villa and would like to respond to your review.

We would like to state that this flat is not lived in fulltime. It is solely a holiday home, occasionally used by family, but otherwise available as a rental property all year round. We do however have a few family photographs displayed. Every cupboard and drawer in the apartment is empty for guests to use at all times, except a small secured cupboard used for storing linen and towels. This is required when cleaning the property after it has been vacated and is understandably padlocked to ensure cleanliness and hygiene of its contents.
We are sorry you overlooked that our advert on the holiday lettings site clearly states in the "Prices" section, "Gas and electricity are payable extra, based on your usage, and will be payable on your departure." We have now added this within the main description to further highlight this. However you did re-read the advert and graciously paid for the energy used.
The booking fee is separately and entirely charged by Holiday Lettings and therefore is out with our control.
We accept that the original sash and case windows in the bedrooms cannot currently be opened due to many years of painting and we intend to have these looked at this Autumn and apologise for the inconvenience this may have caused. However, the kitchen and bathroom have Velux windows that can be fully opened and the kitchen also has sliding doors to the patio.
The photographs of the flat on the Holiday Lettings website show its entirety and therefore the standard of accommodation within. The flat description states, "The kitchen is fully equipped with oven, microwave, electric hob, fridge, freezer, washing machine and dining table with seating for up to 8 people." The photographs of the kitchen also show the kitchen appliances available.
We do not advertise that the flat has internet/wifi nor a phone line but there are plenty of cafes and similar establishments within 5 minutes walk that have free wifi access, if required.
We hope we have addressed the issues that you had during your stay and can only apologise that you perhaps misread or misunderstood the property's description.
We trust that you did find us to be helpful in accommodating the extra member of your party that you regretfully excluded from your booking, by providing access to the secured linen cupboard. We would like to also point out that we were the only property owners that you could find which allowed you to bring your cat, despite our standard policy excluding pets. We were keen to help you out at short notice and did everything to be accommodating to assist you which we understood you appreciated at the time. However this point now seems to have been overlooked.
We do however sincerely hope that you enjoyed your stay in Abbey Villa and St.Andrews.
