It's 12.30 and the music won't stop. Turns out there is a pub with a 'late licence' next door and they are making the most of it.

Apart from that, there is a strange smell permeating all public areas, initially we thought it was fish but have agreed it is more like urine.

Room surprisingly clean, however, very little water pressure in the shower and the strange shape of the bathroom meant I had to get on my knees to see my face when shaving. Also, they still have the British hot and cold taps in the sink - really? It's 2014!

Window doesn't open.

Plus for free internet.

Room Tip: Stay somewhere else.

The hotel shows signs of wear & tear and could use a renovation. It would also be helpful if there were signs posted pointing to the various facilities like dining room, pub, etc. Breakfast was good and all the staff was friendly.

We needed a cheap stopover to start a 24hr charity driving event starting at Dunnett Head and this fitted the bill perfectly.

I would agree that this hotel is tired and in need of investment, it reminded me of that TV show "Life on Mars" which added to its character but fundamentally it was clean and the beds comfortable. the most difficult part is finding your room, it is a maze of corridors.

We loved Valerie on reception, could not do enough to make us feel welcome, even ensuring the kitchen flled our flasks before setting off on our long drive south,

You would hope the association with 'Royal' would be a benefit but it appears it was last decorated when Queen Victoria was on throne - entrance from car park - wow ... Imagine gangs of New York scene and you get the picture.
Hotel room numbering would confuse Einstein and whilst the staff are good - even they must wonder why people return.
In fairness my room (when I found it) was fine - and clean so well done to housekeeping.
But finding it was such an adventure I have used chalk markings to aid me for future expeditions to the bar area - ah yes the bar area ...
If it ain't fried it ain't on the menu ...

I am just wondering how other folk have given it a 5 star rating but as always horses for courses.

I would go on but I now have to find my way to the second floor - 'I may be gone for sometime'

Not nice, smells and is so outdated its unbelievable, it's room numbering system is just plain mental, the back entrance via the "car park" is disgusting, we should have walked away, it's like the entrance to a crack den.

First room the shower didn't work, the toilet door lock was broken, the window was filthy, moved to another room which was a bit better as in it was only about 20 years behind the times, the hotel just has a weird smell, like cooked fish.

Wouldn't eat in it simply because I worry what state the kitchen would be in, it may well be amazing but I just wouldn't risk it.

Overall it's poor, no reason in the world that any hotel should be like this nowadays, states it's been renovated! If this is renovated i wouldn't have wanted to see it before, oh and the wifi is terrible.

Room Tip: Go somewhere else or be prepared for what awaits inside

From the moment we arrived we were made to feel welcome although the hotel is showing its age from the outside the inside is very clean as was the bedroom we stayed in for 4 nights they also had entertainment 2 of the 4 nights,the food was very good and varied every night so a good time was had by all.

All the staff were very helpful and friendly but there were some things which marred our enjoyment. Our room was at the front, overlooking a set of traffic lights, traffic noise was heard at all times, even through the night, Double glazing would help greatly.There was nowhere to hang towels in our room or bathroom but they were changed on a daily basis.The room was kept clean and prices were as expected.

Room Tip: Away from the main road.
