Make sure you aren,t booked into room 40 in the adjacent townhouse . It looks like a converted vets clinic whiteout the room to swing any cats. One window frosted out on bottom looks directly onto an outbuilding. And the TV didn't work We were moved for our second night when we complained
However the location is superb , sitting right on the bank of the river with lovely views from the patio/garden area . The restaurant food was also superb if a little pricey. Prices for August are a bit steep at £150 a night but that seems to be the norm. Wouldn't pay these prices again but would visit when the prices were a little less

I apologise I have this response and the previous one the wrong way round. August tariffs in Inverness are a premium and we are competitive in the market place, Please do return when tariffs can be about 50% of August price and I am sure you will enjoy yourself especially if you choose a river view superior room.

We were very disappointed in this hotel. It certainly needs a makeover and some staff training. The site is excellent , , but often felt that we were there for the benefit of the staff and management. The bath was unsafe and damaged for anybody with even marginal disabilities and the room needed a makeover. The restaurant was ok but depended on which staff were on duty. Wine list chaotic. Grossly overpriced for facilities , like a 1960's commercial hotel. Very disappointed. This was our annual holiday!

Room Tip: PremierInn in Stirling ten times better

I am very sorry you did not enjoy your stay with us. I am very surprised at your negative comment about cleanliness as this is something we consistently score very high with even during the recent surprise visit by a hotel inspector who generally gave us excellent scores! Busy car parks are always a problem especially if some drivers park badly.

This hotel was in need of a visit by the Hotel Inspector series. Disinterested staff, very noisy plumbing, dirty furniture and a car park almost impossible to access didn't make for a fun stay.
A beautiful location but a hotel which has seen better days.
This was by far the most expensive night of our trip but was absolutely not worth the money as the other 3 guest houses out performed it in every aspect.
Breakfast was plentiful but the table was barely big enough to put two plates on!
Stay somewhere else!

Stayed here for 1 night and have very mixed feelings about the place. The location is superb on the river with great views on a quiet road but within walking distance of everything you would wish to see in the town
The rooms are freshly decorated and spacious (we stayed in a double room) the restaurant has the same great views over the river and a comfortable bar area.
The bedroom walls are thin, we could clearly hear people talking in the next room and hear their TV. the wardrobe was very small Ok for overnight but too small for anything over 3 days or bulky clothes, no safe in the room, coffee making facilities were fine, felt the cleaning was of a high standard
Service was erratic it varied from natural, helpful and very friendly to feeling like we were interfering with the member of staffs day and were inconvenient.
Quality of the breakfast was OK but far below what I would expect in a traditional scottish hotel, coffee came in a small 2 cup jug had to call to someone 3 times for a new one as they were more intent on re laying tables than seeing what customers wanted
The part I find most difficult to swallow about my stay was the price at 140 per night, I have stayed in far superior hotels all over the world for less, I don't begrudge paying 140 per night but expect better value for that price bearing in mind our room wasn't one with a view

My wife & I stayed at the waterside hotel Saturday 2nd August for one night bed & breakfast, It was our 25th wedding anniversary, we booked the honeymoon suite room (126) which was just romantic & special, room was over looking the river ness, really enjoyed our stay, the staff were all very friendly & efficient, the location & staff make this hotel a special place to stay. we will be back again, loved it, could not fault it, thanks to the management & all the staff for making our silver wedding anniversary a special day at the waterside.

Room Tip: honeymoon suite room, for couples special occasions

Could be a very nice and quiet, typical British small hotel, but it is also a popular place for wedding parties. If you are unlucky enough to stay there when one of those take place, that means no sleep for you my friend. We had loud music, karaoke and general party noise directly below our room until 12.30 at night, and even after the party ended, the noise from banging of doors, moving of furniture etc. continued until 2 at night. Would never have stayed here if we knew this. Plenty of other alternatives along the same street.

Another drawback: Do you remember the WiFi solutions hotels used to have 10-15 years ago? Where you didn't get immediate access, you had to register via a Gatekeeper page and open a new connection every single time you wanted to go online? And every five minutes you got thrown out and had to go through the 10 step procedure again? Well, this hotel still has that solution. Unbelievable. It is not too bad if you use a laptop computer. Going online with a tablet is cumbersome but doable. On a smartphone it is just not worth the hassle.

Pros: Perfect location by the the lovely river Ness, short walk to center of town.

I am sorry your stay was marred by a wedding reception. Our website does advise that weekends can often be busy with weddings etc. Regarding our Wi-fi I assure you it is bang up to date requiring registration only once. I frequently test it with phone, iPad and iPhone and have no difficulty. Hotel Wi-fi varies hugely but ours is more accessible and much faster by comparison with hotels I have used worldwide.

Idyllic setting, peaceful and relaxing but with only a short walk the vibrancy of Inverness City was available. Location bumps up the price of a room. Hotel comes with off road parking for guests in a small rear car park. Rooms are classically simple, well kept with complimentary toiletries and refreshment tray. Walls to the rooms are a little thin, easy to hear the TV/conversation/drawer closing of the room next door.
All staff were friendly and accommodating, from the Chambermaid to Reception right through to the Restaurant and Bar.
We booked to go Half Board as this had worked out well for us in the past. Very dietary need aware especially if Gluten or dairy free. Breakfast was a combination of buffet and hot food cooked to order, including porridge(well recommended as were the potato scones with the cooked breakfast). Sometimes a little slow to restock the cold buffet. The restaurant in the evening served an ecclectic mix of foods, stunningly presented and big on taste. The selection for Vegetarians for a Main Course was lacking - one Frittata and a possibility of manipulating one or two dishes to omit the meat. The downfall for me was the disjointed and often chaotic service regardless of the amount of tables occupied. There seemed to be a lack of Communication between staff and to the customer. It would've been nice to have been informed of delays and if the staff talked then there would not be duplications in order, wrong items brought or items just clean forgotten. I would definitely book again to enjoy Bed & Breakfast but would probably choose to dine elsewhere for some of the evening meals.

Room Tip: Standard rooms to the back of the hotel without River View. Book a table for Evening Meal at breakf...

Thank you for a very informative review. We have had some service issues recently mainly due to new, young inexperienced staff who are now benefiting from better training. We are HUGE on Gluten Free with a full a la carte offered and we will immediately address your comment on the lesser vegetarian option. I am glad you otherwise enjoyed your stay and hopefully you will try us for dinner gain when the service issues should have been eliminated,
