Very helpfull owners-staff provide great support.
They willl seekout and find what you are looking for to help.
The rooms are clean and reasonable size. Bath is standard, but quite nice. All rooms are upstairs without elevators, but the staff will offer to carry bags and the staircase is wide.
5-10 min walk to city center, but faces the Ness River on a limited access street so it is quiet except for a few oyster catcher birds. The walk path to the islands that starts in front of the hotel along the river is a must-do in the summer. The gardens are a short worlk on the same road.
Parking is not-so-great. There is 4.5 pound/24 hour parking about a block away at the cathedal. No easy unload location on the narrow road in front of the hotel unless you score a street parking spot around the corner. We did get such a spot at 1 pound per hour before moving to the 24 hour parking.
Still, the location is great and the hotel is clean and the staff are extreemly helpful.
A very good full breakfast is included, and they will make up almost anything you request.

Room Tip: Ask for a room facing the river

I stayed for one night at Strathness House and was really impressed. It was spotlessly clean, comfortable and quiet. The owners and staff were all lovely and the breakfast had plenty of choice. I opted for a continental breakfast and had cereals, choice of fruit (fresh and dried), seeds and nuts, pastries, yoghurts and of course piping hot toast.
I wouldn't hesitate in recommending this guest house to others.

The Strathness House is on a quiet street overlooking the river. We had a nice room at the end of the hall on the second floor (3rd floor to US customers). Joan and Javid were very welcoming and helpful. We had an early tour one day causing us to miss breakfast, so Joan made us sandwiches to take along. Breakfast ,on the days we could make it ,was very nice. The walk along the river is highly recommended. If you have trouble with stairs, I would advise you to ask for a room on the lower floor. There is no elevator. Just a short walk across the bridge to the city center and train or bus station. All in all, a GREAT STAY.

Stayed for 4 nights in May and couldn't have chosen a better place to stay. Not only because of Joan and Javeh's very warm welcome and Gail's friendly manner at breakfast but also the location. Not having been to Inverness before we were not sure what to expect but everyone was so welcoming and went out of their way to help we can't wait to go back. Lovely relaxing break in a perfect position.

Room Tip: Rooms over looking the river are lovely.

Having never been to Inverness before, we did not know what to expect. Strathness House is in the best location imaginable...right on the river. With the windows up you can hear the rippled stream outside. The location is literally no more than two blocks from anything you want to see or do. But just being on the river was enough. The walkway and the grassy bank were charming in every way.

The hosts were great, and helpful as needed them. Breakfast was made to order, and was the best we have had in three weeks in UK.

The room was a bit small, but it had character and an interesting shape to it. The shower was the smallest we have ever seen, but it was OK.

We stayed for two days and it was lovely. Room was big (by UK standards) for a B & B. View from the window overlooking the River Ness, comfortable bed and only 5-6 minute walk to the centre of the city. Parking is limited on the street, but 200 yards away there is a pay and stay. We put 4.50GBP in the meter on Friday night at 6pm and we were covered until 8am Sunday morning. The owners took really good care of us. We had an early start on our first morning to the Orkney islands and had to be at the bus station by 7:15 and we would miss breakfast which commences at 8am. When we came down the stairs at 6:45am, there was a bag containing sandwiches, bananas and a fruit juice each. Breakfast was well catered, good hearty Scottish breakfast is the way to start the day. Great place to stay, don't miss it.

Stayed here last week for a golfing trip to play Nairn, Royal Dornoch and Castle Stewart and had just about the best golf 'tour' ever. The location was ideal for all courses (a little drive to RD, but that was OK) and the accommodation ideal - very clean modern rooms, lovely fresh cooked breakfast and the owners really made an effort to make us feel so welcome.

I would def recommend if you need to stay close to Inverness itself or playing golf and if I needed to go back to that area would not hesitate to book this hotel again.

Room Tip: Room 2 had a good view over the water!
