Found this hotel on line, needed an overnight stay after travelling from Aberdeen bound for Glasgow on a business trip.....and was a good find
Well located a short distance from the city centre, we were pleasantly greeted on arrival
Good value for money, nice room, and a really good breakfast
Would definitely recommend

We were very disappointed with this hotel.The website is not a true representation of the actual place which felt like a slightly faded Bed and Breakfast establishment. There is for instance no bar, just a residents lounge with a drinks corner. The bathroom in our room was very old fashioned and the soap from a previous guest had been left for us to use. The food was very average and yet the prices for one night was not cheap. The foam pillows were also awful. I will admit that the host did make an effort to be friendly and welcoming but that didn't make up for our sense of having been duped.

DUPED - MY FOOT !!

We are very surprised and disappointed by the comments made by yourself about our establishment and would disagree emphatically that the website is not a true representation of the actual place.

We have good reason to support our claim due to the recent overnight stay (not announced) inspection by a Visit Scotland Team Member which resulted in awarding the Sunbank House Hotel 4 star Status for the 14th consecutive year under our ownership - and they certainly know what they are talking about. They inspect 100's of establishments every year and there knowledge is second to none.

We take very seriously any comments and constructive criticism that our guests make. For instance we are a small 4star hotel which has a lounge bar - not a public bar. We offer a selection of 10 different malt whiskys, 30 types of spirits and a good selection of bottled beers, and a well stocked wine list. The hotel offers an A la Carte Menu with daily specialities and a Snack menu 7 days per week from 12noon until late at night. No B & B offers this type of service generally.

I am the Chef Proprietor speaking to you and I did not make any effort to be friendly or welcoming as this is my passion and my livelihood and this comes naturally to me.

The quality and freshness of the ingredients used is locally sourced and well prepared, whether it be Breakfast or Dinner. The service is attentive, but not intrusive and my staff are all well trained and polite. This is what our website implies.

We invest every year in refurbishment and cleanliness and work is on going. Please bear in mind a sense of proportion should be used in your statement as 35% of every £1 earned is paid out before any overheads. We are trying to make a living and have no intention to dupe anyone !!

we spent week-end at this little gem and cannot praise it enough. Mine hosts were warm and welcoming, the rooms spotless and well maintained.We had dinner on our first night in the hotel and it was delicious, beautifully presented as was the breakfasts..The staff were excellent with the location being a short walk from the city centre. My only minor complaint as such was at times the traffic noise was distracting.

We stayed at the Sunbank for two midweek nights on short break to Perth.

The hotel is an old Victorian house just outside the town centre (a five minute walk across the bridge over the Tay), set back from the main road in its own grounds. Our room was upstairs at the front of the hotel, one of the bigger rooms going by other reviews (and sneaky peaks into other unoccupied rooms....) and it was certainly roomy without being less than cosy, with a great view over Perth. The large windows brought a brightness and welcoming quality, but it was never cold in the room. It had all the amenities you would expect, and the bed was very comfortable. Others reviews have commented on road noise in the front rooms, but while the road is certainly busy during the day I have to say it didn't bother me at all.

There was a good selection of cooked dishes for breakfast, along with cereal, fruit, yogurts and suchlike. I found my breakfast each morning to be cooked to perfection, and my other half enjoyed the kippers, which you don't always see on breakfast menus!

We were looked after on our stay by John, who was a perfect host. Nothing was too much trouble and he was happy to open up the cosy lounge bar for us when we got back each evening and share his local knowledge.

I would definitely stay at the Sunbank again and would recommend it to anyone looking for a relaxing break in Perth.

When we were in Perth we stayed in the Sunbank Hotel, which is a lot like an old house. Our room was craped, no water pressure and the internet didn't work. Staff not overly friendly. It was within walking distance of Downtown.
