My husband I spent a very pleasant night recently at Lumsdaine House and I would definitely recommend it to other travellers. The owner gave us a very warm welcome and made our stay as pleasant as possible. She even found space for us in her fridge and freezer for some of our food shopping! Wifi access is easy and problem free.

The double room was very spacious and light (room 1), with a large comfortable bed and the bathroom was also a very good size (pretty unusual for most B and B's). I enjoyed the breakfast which included a nice selection of fresh fruit, lean bacon and homemade drop pancakes (a Scottish speciality) and scones. We sat at the same large dining table as the other guests, a Belgian family and a couple from Austria and enjoyed the multinational conversation that took place.

We hadn't fancied a cup of tea on arrival but were pleasantly surprised to be handed a small pack of homemade shortbread as we left, a very sweet gesture.

If I were asked what could make this B and B experience even better than it was, it would be cotton rather than poly cotton mix bedding and larger bath towels...but then I would never be that fussy now would I?!

We found this B&B by going to the local Inn and asking for assistance with accomodation. We'd spent the day driving and needed some dinner and to find somewhere to sleep. The extremely helpful barmaid rang Margaret at the B&B and organised us to come around after dinner. When we got there we were amazed at how gorgeous the area was, with cows almost in the back yard, munching on the bright green grass. Margaret showed us the rooms and we loved them all so much, we couldn't decide which one to choose. There was free WiFi too, which is a bonus when you rely on Skype to contact family.
Margaret showed us where we could go for a walk and she made fresh shortbread for our supper, while we were gone.
The breakfast had a great variety and was absolutely delicious. We were very happy with this B&B and did not want to leave it to stay in the city. We wished we hadn't pre-paid our accomodation in Edinburgh aready.

Room Tip: We chose the room that faced out onto the farm so that I could see the cows and the railway bridge...

This was the best place my wife and I stayed in Scotland, and we were at Loch Fyne and Isle of Mull. A remodeled farm house, it's location on a working farm meant that there were wide-open spaces and a great view looking north toward Linlithgow of the train bridge. Margaret made us feel welcome even though we got there well after 5 pm., offering us tea and shortbread to unwind. She even contacted a local restaurant (The Bridge Inn) to make sure they had space for us and then gave us directions to get there.

The room was beyond expectations: a four-post canopy bed, tapestries and needlework decorating the walls, a large full length mirror and sitting table with mirror in the room and a full sized bathroom with a view...what more could we ask?

Margaret prepared the best breakfasts, as well: fresh fruit with home made yogurt that was out of this world--and I don't eat yogurt as a rule. The fresh eggs (chickens right out back!) and sausage was wonderful...Her knowledge of the region and how to get where we wanted to go helped us firm up our itinerary and made for a fantastic finish to our vacation.

This was our second visit to Lumsdaine House and it was exactly as last time - just perfect. As everyone else says - sparkling clean, and so friendly. It's not everywhere you will be offered a tray of tea and cake when you return in the middle of the afternoon - surely that's supposed to be Margaret's time off, but clearly not. Very friendly but not overly so. The room was perfectly fitted out with a big bathroom (and flowers!) and the view over the hens onto the fields with cows is a treat. We certainly will return!

Immaculate house, very clean bedrooms with large ensuites and ample parking. Breakfast was plentiful . Great views and a good base for visiting Linlithgow town, Edinburgh, the now famous Kelpies and the Falkirk wheel.
Margaret made us feel very welcome from the minute we walked in, her hospitality was amazing.
Lumsdaine House far exceeded our expectations and we will have no hesitation in returning.

We enjoyed our two night stay at Lumsdaine House so much that we had our last night in Scotland here as well. All other reviews are correct. Lovely hostess with just that right mix. She gave helpful advice, was extremely accommodating and obviously cares about her business and the comfort of her guests. It was wonderful to escape to this setting from the hustle and bustle of Edinburgh. Just a short drive to all the sights and then peace. She even helped us find free parking in the city! Food was outstanding and plentiful. Rooms (we had two different ones) were comfortable and spacious with large bathrooms. Don't miss Linlithgow itself - much to offer. PS:Everyone is right about the shortbread - best I've ever had!

Margaret aims to please- and hit the bull’s-eye for us every time.
She is warm and friendly without being pushy; she is helpful but not intrusive; she obviously cares about the business, but cares at least as much about her guests.
The accommodation is very clean, comfortable and the finishing touches (such as a vase of fresh flowers in the bathroom) are a pleasure. The breakfasts were nourishing, beautifully cooked and substantial. How lovely to sit with a cup of early morning tea or coffee and be able to glance out of the window to see the hens that laid the eggs you’re eating, and the cattle peacefully grazing. It is no wonder that many of Margaret’s guests return.
