We stayed in two different rooms here because of late reservation making on our part. Both rooms were adequate places to catch some shut eye. That's about all. This hotel does not offer much as far as aesthetic beauty. The carpet and wallpaper are a bit of eyesore and one room at the top had its own fan owing perhaps to the mugginess and heat in this attic space turned hotel room.
That being said, the staff across the street were friendly enough and the hotel could not be located in a better part of town as far as proximity to things to do.

Attached to the excellent Kellys Hotel it is only a matter of time before the owners get around to giving this place a much-needed sprucing up. Check in and out is done through Kellys Reception and it is very clear you've drawn the somewhat shorter straw the moment you walk through the Grafton Gueshouse door.
That said; wi-fi and bathroom were excellent. Noise pollution was high however (bring ear plugs). The bed was comfortable but the decor was terribly dated. The carpet and curtains were a bit icky; the bright floral wallpaper was completely out of sync.
This place is all about location - it is simply unbeatable.
Great value for money but don't be expecting to wantto hang about the room all day. Continental Breakfast (served in nearby L'Gueleton) is meagre however - if there's an option to go for Room Only then do that and get a coffee elsewhere.

Room Tip: Bring earplugs if you are located on the street side of the building.

We stayed at the Grafton Guesthouse for three nights in June, 2014. Our room was on the 2nd floor (3rd for us Yanks) and no lift. My husband said he thought he was training for an Alfred Hitchcock movie as there were 39 steps. However, the staff and the room were both a pleasant surprise. The room was, well, roomy, very clean and the bathroom was good. The sink was actually big enough so I could wash my face.

The best part was the location. There were numerous restaurants and pubs within just a few blocks and we were within walking distance of many of the sights we were interested in, such as Trinity College and the River Liffey.

We were pleased with the price and the accommodations. Kinda wish they had a lift, but would consider staying there again.

Breakfast is included at the Gueuleton Restaurant. Very nice cold spread, with a hot meal available for an extra charge.

Not an impressive place. It says that it's undergoing renovations but I wonder if they just put the sign there as an excuse. That said, you're staying in a prime location in Dublin. Check in is inconvenient as you have to go upstairs at a neighboring hotel so it's good if you have a second person to stay on the street with the bags, but the staff there is pleasant and helpful with directions and such. Our room was directly across the street from Hogan's pub. The room was very stuffy so we had to open the window, which kept it very noisy until the pub finally emptied at 3am Sat nite. Sunday only went until midnight and wasn't nearly as bad. I hadn't realized they provided ear plugs the first night, and was afraid of missing the alarm on the 2nd morning to catch our flight so I didn't use them. On the other hand, Hogan's was a great pub to be able to walk a few feet to, and watching the crowds at closing time from above was amusing, even the guy singing and his buddy doing a long chicken impersonation, which not surprisingly did not result in success with the women they were chatting up. 4* is a generous rating, should probably be 3 but the price was right for the location. I found the water pressure and bathroom acceptable. We took a cab from the airport so we wouldn't have to drag bags through Saturday evening crowds but the 747 bus was an easy 3-4 block walk back to get to the airport so I'd recommend that it you can handle the walk with luggage.

I stayed here with my sister and sister in law for one night in the triple room, breakfast was free the next morning. Bed was so comfy and very clean room. Provided with clean towels and shower gels, tea and a hairdryer. No problems what so ever only thing wrecked us was the stairs, and the shower door is slightly dodgey, but for how cheap it was I was in shock at how lovely it was! Really don't know how there are so many bad reviews. We stayed in room 16 and it was perfect. Will deffo be back and deffo recommend! :) p.s for breakfast you go to a lovely French restaurant! Bargain! Loved it! :)

Great central location but POOR accommodation! I've stayed in better hostels!we kind of knew what we were in for&only live an hour away but wud hate to think this place wud b a tourist first impression of Ireland!Staff were friendly, bed was comfortable but room tiny&ive thrown out better furnishings-yuk! Bathroom was grotty&tiny with no water pressure. Had to walk down a street to b served our continental breakfast!

Stayed here over the weekend. Room #4. Pretty basic room, not too shabby but an old building. Clean and tidy with friendly staff. There is street noise at night but ear plugs are provided so you can block it out. Beds comfy and bathroom clean. Pretty basic rooms but the location is really close to the city centre, so all is within walking distance. Our friends were in room #4 which was also good. Redecorating is in progress. Would stay again.

Room Tip: Looks like #16 is a bad move according to previous reviews.
