Picked this lodging because I had heard that Dublin was difficult to drive in. This place was easy to drive to if you follow the directions on their web site and then you take the bus in to town each day. We found free parking across the street. It has a lovely lounge area for guests. I did not buy the breakfast as it seemed sort of expensive but it was the same price in Dublin so is the going rate for the area. We did find, at the end of our trip, that the National Botanical Garden nearby has a fantastic cafe that is reasonable for breakfast, lunch and dinner..Plus the garden is free and lovely. Wish we had discovered it sooner.

Thank you so much for your lovely comments.
The Botanic Gardens are as you say a real treasure and only 10 minutes walk.

Real nice people, way too kind! Lovely hotel! Breakfast is delicious! Distance it's great, the bus leave you like 5 min walk!!! Would be back if I would come! Had a great time, quiet! I wanted to come by myself in search for quiet and stillness! So I found this lovely place close enough to Dublin and far enough from the noice,

Room Tip: This is a great choice. Good price-quality

Some of the rooms are a bit small. I am very surprised about your comments about the beds.
Thank you for your very nice comments in relation to staff, location and the breakfast.

Kind Regards

Four of use were very disappointed by a different guest house at which we'd made reservations and were very fortunate to find a vacancy at Egans' for three nights in early July. We found the premises pleasant and well-maintained, and the rooms clean, comfortable, and well-appointed. The rooms and bathrooms are converted from Georgian rooms, so a triple like ours is a bit close but not crowded, and the bathrooms small but efficient, with all of the supplies one could want. The staff was available and helpful. Egans is well-served by a main bus line a block or two away, from which it's only a few minutes to the city centre. For those, like us, interested in visiting historic Glasnevin Cemetery, "Ireland's Necropolis", the house is located a five minute walk away. A good value if you're staying in Dublin!

My girlfriend and I stayed in Egan's House for three nights. The room was small but very comfortable and cozy with everything you need, included towels changed every time you needed and an hair dryer. The staff was very friendly, helpful and gave us useful information on pubs in the nearby where it's also possible to have dinner and on the buses to reach the city center. When we will return in Dublin we will choose Egan's House again!

Thank you very much and we look forward to seeing you again.
There are as you say several really good quality pubs beside us which serve excellent food and for which we have vouchers that give you a discount.
Make sure to mention that you were here before and we will try and make your next experience even better.
Kind Regards

The four of us rented two rooms for two nights and we had an excellent experience. The staff was courteous and helpful, giving great advice on using the bus system and local dining spots. We thoroughly enjoyed our time in Dublin and at Egans House. It was one of the warmest July's in 10 years and even without airconditioning, the rooms were very comfortable.

We stayed there for five days with my girlfriend in July. When we arrived, we were suprised by how big the room was (we had the room 48, just under the roof). But upon a closest inspection, we found strange stains in the sheets and the cover of the bed. After telling it to the receptionist (acutally helpful !), the sheets were changed but not the cover. Fortunately, this summer was quite hot so we just left the cover, hoping it will be changed the next day... But it weren't. Neither were our sheets (for 5 consecutive nights). The floor was never vaccumed in our entire stay, and the glasses in the bathroom were not even washed. For 90€ a night, I was expecting more (at least the basics). The walls were really thin and even if we were isolated from the other rooms, we were awakened by the snoring of another host. We asked twice for the cover to be changed, it was never done. Oh, and one last word about our "lovely" host : we met him only once, on our last day. We met a french family in the reception and had a family bus pass for the rest of the day. I gave the bus pass to the family and we discussed for a while. When the host showed up, he simply told us to go to the lobby to discuss. Not even a "hello".
If you have a choice, avoid this guest house at all cost. It is far to expensive for little to no service and a really, really poor hygiene. It looks lovely on the outside and at first glance, but scratch the surface a little bit and you will have a bad surprise.

Your review contains many inaccuracies.
The "stains" on the sheets were not stains but grey discoloration. The sheets were spotlessly clean but the discoloration should have noticed by the housekeeper. Apologies for that.
Our sheets are rented from a very reputable firm called Premier Linen. They come to us washed, dried and ironed. On very rare occasions the above happens. The sheets as you say were changed immediately. The cover should have been changed immediately but was not done until the next day.
I have owned and managed this guesthouse for 13 years. I always greet my guests in a very warm fashion and am always very helpful.
I do not understand the issue you had with the French family and the bus pass.
Lastly I do not understand why you stayed for 5 days if things were that bad or why you made just one complaint during your entire stay. You could have got your money back for the unused days.
